$425 per year.

Not per month. Per year — based on the assessment published by the HOA for 2025. Current year amount should always be verified before closing.

That number gets attention. But the real question is whether the community fits how you want to live.

What Cypress Lakes Actually Is

Cypress Lakes is a gated 55+ community in West Palm Beach with 992 single-story CBS homes built between 1979 and 1984.

This is not a luxury country club community. It is a value-driven active adult community with a very unusual fee-to-amenity ratio for Palm Beach County.

What the HOA Gives You

  • 18-hole golf course
  • Clubhouse
  • Pool and jacuzzi
  • Fitness center
  • Sauna
  • Billiards and ping pong
  • Shuffleboard and mini golf
  • Tennis courts
  • Library and card room
  • Hobby workshop
  • Gated entry

That’s the value case. If you use the amenities — especially golf — the math here looks very different than most 55+ communities charging monthly HOA fees.

The Honest Trade-Off

The trade-off is not hard to explain.

  • Homes are generally between 800 and 1,800 square feet
  • Most are older floor plans
  • Construction dates back to the late 1970s and early 1980s

So what you gain is low HOA cost and a deep amenity package. What you give up is newer construction and larger home sizes.

What Buyers Need to Verify on Every Unit

This is where Cypress Lakes has to be evaluated correctly.

  • Roof age — critical for insurance
  • A/C age and service history
  • Water heater age
  • Plumbing material
  • Interior renovation level
  • Location within the community — waterfront and golf views carry premiums

If you skip this step, you can mistake a cheap price for a good value.

Pricing Reality

  • Entry point around $250K for original-condition units
  • Average sale range around $315K–$325K
  • Top renovated waterfront or premium-position units around $400K–$450K

This spread is real. Two homes in the same community can perform very differently based on updates, roof age, and positioning.

Management Change You Should Know About

Cypress Lakes transitioned to Coastal Realty & Property Management in December 2024.

That matters during due diligence. Buyers should request current association records, estoppel information, and management documents directly from the active management company — not from outdated sources.

Who Cypress Lakes Works For

  • 55+ buyers who want a gated community without heavy monthly HOA fees
  • Golfers who will actually use the included course
  • Value-focused buyers comfortable evaluating older homes correctly
  • Active adult buyers who care more about function than luxury branding

Who It Does Not Work For

If you want newer construction, large square footage, or country club-level finish and branding, Cypress Lakes probably is not your fit.

Bottom Line

Cypress Lakes works when you understand the structure of the deal.

You are not buying luxury. You are buying access, amenities, golf, and a gated 55+ lifestyle at a cost structure that is hard to duplicate in Palm Beach County.
