A loop around the walking path at Welleby Park is one way to picture a day in Sunrise between home tours. The city lists a lakeside promenade, playground and Pawgrass dog park at the NW 44th Street park. Sunrise homes for sale include houses, condos, townhouses and villas, so start with the type of home and the monthly budget you want.
If time outdoors is part of your week, compare the route from a home to the places you would actually use. Welleby Park has a walking path for a weekday loop, Pawgrass for an outing with your dog, and picnic pavilions for a weekend meal outside. The city's facilities directory also lists basketball, tennis and a walking path at the Sunrise Athletic Complex. Check facility rules and current schedules before planning a visit. Public recreation can widen your options beyond a particular association's amenities.
The tradeoff is that a city name does not tell you how a particular home lives. A yard can mean more maintenance; an association can take on some exterior work while adding fees and rules. Walk the property, try your own regular routes and compare the obligations for the exact address.
The native MLS listings below show asking prices and availability. Use those results for what is offered today. The closed-sale figures on this page describe a dated sample, so they do not establish today's inventory or a home's value.
In the dated sample, 509 single-family houses sold for a median of $510,000. The middle half closed between $450,000 and $570,000. Median days on market was 33, based on 508 valid records. One negative days-on-market entry was excluded from timing only; all 509 sales remain in the price and sale-count calculations.

Source: Flexmls/BeachesMLS canonical Broward export dated October 23, 2026, covering closed sales October 23, 2025 through October 22, 2026. Residential closed records over $10,000, exact city Sunrise, deduplicated by listing number. Each recorded property subtype is separate. Price statistics use every qualifying sale in that type. Timing uses numeric nonnegative days on market: one invalid negative value was excluded in each of the house and condo groups. Figures are historical, not asking prices or a forecast.
Among single-family sales with at least 10 records in a postal code, the medians were $432,500 in 33313 (80 sales), $485,000 in 33322 (167), $541,250 in 33323 (138), $605,000 in 33326 (24) and $516,040 in 33351 (93). These use the same city filter and dated closed-sale window above. Other postal-code groups below 10 sales are omitted.
A postal code is a mailing area, not a neighborhood or a pricing rule. Compare the actual street, condition, home size and recent comparable sales. In this sample, 297 of the 509 houses were built before 1980. A home's build year is not its roof date, so get the replacement and permit records for the home you are considering.
Of the 509 single-family sales, 126 closed under $450,000 (24.8%); 209 closed from $450,000 through $549,999 (41.1%); and 174 closed at $550,000 or more (34.2%). Percentages may not total 100 because of rounding. Median days on market for those bands was 27 (125 valid records), 36 (209 records) and 33.5 (174 records), respectively. The negative timing entry is excluded from the first band's timing only.
The middle price band had the most closed sales in this sample. That does not tell you how many competing buyers a particular home will attract. Set a full monthly budget, including taxes, insurance, financing, association fees and likely upkeep, before choosing a price range.
The dated medians differ by recorded property type. A condo's lower purchase price can come with association costs and building obligations that affect the monthly total. A house may give you more responsibility for the exterior and lot. A townhouse or villa label alone does not establish the legal ownership or who maintains the roof.
Ask for the governing documents, current budget, fee details, assessments and insurance coverage for the exact property. Compare those obligations with how you want to spend your time. A home that fits the purchase budget may still require a different maintenance plan than you expect.
Our free buyer guide, The Wilder Way Home, helps organize the steps before an offer.
Two homes at the same sale price can carry different association fees, insurance costs and repair needs. Start with your monthly number and the maintenance you are willing to handle. Then compare recent sales of similar homes and review the documents before getting attached to an interior.
