Palm City FL Homes for Sale: River, Golf and Acreage

Choose the setting first: a river-side street, a golf community or a larger lot. Then compare the association rules, insurance and maintenance that come with the address.

Palm City homes for sale: the short answer

Life here can mean a visit to Cummings Library, time at a public park or an afternoon around the river. Martin County identifies the library, Pendarvis Cove Park and Leighton Park among the Palm City planning area's local resources. Those public places are separate from the private amenities a neighborhood may offer.

I'm Brian Wilder, and I help buyers and sellers in Palm Beach, Martin and St. Lucie counties. This page covers how Palm City works so you can search with the right questions.

Compare a gated golf community, a river-side street and a larger lot on the costs and rules of the exact address. Ask what is included, what requires a separate membership and what you will maintain yourself.

Neighborhoods and communities to compare

Palm City has many gated and golf communities, river-side streets and larger lots with more space between neighbors. The rules differ a lot. A gated community may have a social or golf membership and a second layer of fees, while a larger lot may mean a well, a septic system and your own maintenance. For a closer look at one community, read our Newfield guide (Newfield community guide).

For each community, ask what the association covers, whether a membership is required and whether the home sits in a flood zone.

Waterfront and flood questions to answer first

River-side and inland homes each need an address-specific flood review. A water view alone does not tell you the flood zone or insurance requirements.

  • Flood zone and elevation for the exact address, plus a flood insurance quote before your inspection period ends.
  • On a river or canal lot, the seawall and dock condition.
  • Roof age and window protection, because they drive the insurance quote.
  • On a larger lot, the septic system, the well and the drainage.

What to check before you buy in Palm City

  • Gated-community fees. Ask about the HOA fee, any club or golf membership, and what the fees cover.
  • Acreage questions. On a larger lot, ask about septic, well water, fencing and drainage.
  • Roof, air conditioning and windows. Their age shapes your first big repair and your insurance quote.
  • Taxes on the specific property. Look up the address with the county property appraiser instead of trusting a neighbor's number.
  • A full professional home inspection on every purchase, whatever the type of home.

Our free buyer guide walks through each item in order, so you know what to ask before you tour.

Palm City townhomes, condos and villas: compare the full payment

The separate property-type rows above matter. Townhouses, condominiums and villas can have different ownership documents, building responsibilities and association costs. Do not substitute one type's median for another.

Ask which roof, exterior and insurance responsibilities belong to the owner and which belong to the association. Read the budget, reserves, assessments and current insurance documents before the inspection period ends.

Palm City homes for sale: what the market is made of

Palm City is an unincorporated community in Martin County. The county planning report identifies road access, public parks and local services within its planning area. A Palm City mailing address and an individual parcel's county should be checked separately.

The dated Martin County snapshot above contains more single-family sales than any of the other individual property types. Compare Stuart and Jensen Beach as well if a condominium is your goal.

Nearby areas to compare

If Palm City is not quite right, compare Stuart (Stuart) and Port St. Lucie (Port St. Lucie). Each has a different mix of waterfront, condos and gated communities.

Palm City FL real estate: FAQ

Is Palm City, Florida a good place to live?+
It depends on what you want. Palm City is a large Martin County community with gated neighborhoods, river access and larger lots, close to Stuart and Port St. Lucie. Check the HOA rules and flood zone before you decide.
Are there condos in Palm City?+
Yes. The dated Martin County snapshot above includes 34 condominium sales, counted separately from townhouses, villas and single-family homes. Compare the ownership documents and full monthly costs for the property type you want.
Are there gated and golf communities in Palm City?+
Yes. Many Palm City communities are gated, and some have golf or club memberships. Ask what is required, what is optional and what the fees and transfer costs are.
Is it expensive to live in Palm City?+
The price of the home is only part of the cost. Insurance, flood coverage, association fees and taxes change the monthly total a lot from one address to the next. Ask for each of those numbers on the exact property before you offer.
Do I need flood insurance to buy a home in Palm City?+
FEMA says a government-backed mortgage on a home in a Special Flood Hazard Area requires flood insurance. A lender can also require coverage outside a high-risk area. Confirm the flood zone, lender and insurance requirements for the exact property before your inspection period ends.
Is it wise to buy a house in Florida right now?+
I cannot tell you where the market goes next, and nobody honestly can. What I can do is help you test the purchase against your budget, your insurance quote, your association costs and how long you plan to stay.

The next chapter of Palm City will be built somewhere, by somebody. This could be where it begins. Martin County has long been defined by its waterways, open land, agricultural roots, established communities and quality of life. Today, Palm City is emerging as a fast-growing community within a county experiencing continued residential growth and investment, creating greater demand for the places where people shop, dine, live, work and gather. Positioned near Exit 133 of the Florida Turnpike, this 11.78 acre assemblage offers a rare combination of scale, visibility, access and future potential. The assemblage includes multiple parcels, with the majority currently zoned for commercial use and two parcels currently zoned agricultural. Here, the Florida Turnpike is more than infrastructure, it becomes your billboard. Imagine a thoughtfully designed retail destination featuring nationally recognized restaurants, franchises, services and everyday conveniences, a mixed-use concept created around a growing population, or other development possibilities subject to zoning, land-use approvals, Martin County review and all applicable governmental approvals. What makes this property compelling is not simply what surrounds it today, but what is taking shape around it tomorrow. As Palm City and Martin County continue to grow, sites offering this combination of acreage, exposure and accessibility become increasingly difficult to reproduce. For the right investor or developer, Exit 133 could become more than a Turnpike exit—it could become the entrance to a project that helps define Palm City's future. Land can be purchased. Buildings can be designed. Concepts can evolve. But scale, exposure, access, location and timing are much harder to recreate. This is not simply 11.78 acres of land. This is an opportunity to build Palm City's next destination and become part of Martin County's next chapter.

VALUE...PRICED BELOW RECENT PRE-APPRAISAL. Where Acreage Meets the Waterfront: Privacy, Possibility & a Lifestyle Without Limits. There are properties that impress because of the house, and there are properties whose true value begins with the land. In Palm City's Green Ridge Estates, this remarkable five-acre waterfront estate belongs firmly in the latter category. Set high above the water with exceptional privacy, the property offers a rare combination in Martin County: substantial acreage, navigable waterfront, large-vessel dockage, agricultural flexibility and extraordinary storage... all within minutes of everyday conveniences. Mature surroundings create a natural sense of seclusion, while the expansive grounds provide room to enjoy waterfront living on an entirely different scale. Horses, cattle, chickens and other livestock are permitted under the zoning, creating opportunities rarely associated with South Florida waterfront property. A standout feature is the substantial additional building, capable of accommodating more than 50 automobiles. For collectors, entrepreneurs and enthusiasts, it offers exceptional space for vehicles, boats, recreational equipment, specialty collections or private storage. The property also presents meaningful possibilities for the future. Its acreage and zoning may allow for an additional residence, creating the potential for a private family compound, guest residence or multigenerational retreat. Alternatively, a future owner could design and build a custom waterfront home tailored to the land, elevation and long-term vision. Green Ridge enjoys extensive navigable frontage along the Okeechobee Waterway, with dockage capable of serving substantial vessels. From here, boating extends east toward Florida's Atlantic coast and west across the state toward the Gulf, offering an uncommon connection to Florida's waterways. As large parcels become increasingly scarce and waterfront land continues to be divided, five private acres with this degree of versatility stand apart. This is more than a home with acreage or a waterfront property. It is a place where land, water, privacy and possibility converge. Pre-appraised and professionally evaluated, the estate represents something increasingly rare in Palm City: the freedom to create, collect, build, boat and live privately—without sacrificing access to the conveniences of Martin County. For the buyer seeking something difficult to duplicate, Green Ridge Estates offers space, serenity and possibilities measured not merely in square feet, but in acres.

This exceptional 4BR/5BA multi-generational residence features two oversized primary suites, a dramatic 25-ft foyer, curved staircase, 10-ft ceilings, gourmet kitchen and expansive indoor-outdoor living. Optional membership at The Cape Club offers private golf, dining, fitness and social privileges. Set across 3.88 manicured acres in the gated equestrian community of Stuart West, this exceptional estate delivers a rare combination of scale, privacy, architectural presence and true multi-generational flexibility. The home was designed around generous proportions, beginning with a dramatic 25-foot vaulted entrance foyer, elegant curved staircase and double 8-foot composite entry doors. Ten-foot ceilings span both levels, with 8-foot interior doors throughout, creating an impressive sense of volume from room to room. A custom three-dimensional living room ceiling completed in 2026 adds another striking architectural element. The main living areas feature 20-inch variegated porcelain tile, while the staircase and second floor are finished in Mannington Revolutions plank laminate flooring. At the heart of the home is a spacious gourmet kitchen equipped with a 36-inch GE Profile five-burner electric cooktop, GE Profile Advantium combination wall oven and microwave, 2024 Samsung Bespoke 30 cu. ft. refrigerator, granite countertops, tile backsplash and walk-in pantry. Eight-foot pocket sliding glass doors disappear to connect the kitchen with the screened outdoor living area, creating effortless flow for entertaining. One of the home's defining features is its two oversized primary suites on separate levels. The first-floor primary suite provides exceptional privacy and accessibility and is ideal for multi-generational living, or owners seeking a substantial first-floor retreat. It features a custom walk-in closet and spacious bath with extensive upper and lower cabinetry and an oversized shower. The second-floor primary suite becomes a private sanctuary of its own, featuring a coffered ceiling, crown molding with integrated LED lighting, built-in speakers, recessed lighting and a private screened lanai finished with teak decking. Its luxurious bath showcases Venetian-plastered walls, decorative chandelier and sconces, tile wainscoting and pebble tile accents. A chandelier hangs above the Jacuzzi Wave tub, while the oversized shower is tiled to the ceiling and features a three-foot rain shower head, handheld shower, built-in seat, niche and frameless glass enclosure extending to the floor. The adjoining custom closet features built-in cabinetry and dramatic black mirrored glass-front doors. The second-floor guest bath continues the custom detailing with tile wainscoting, glass tile accents, floor-to-ceiling shower tile, rain head, handheld shower, niche, frameless bypass glass doors, glass vessel sink and waterfall faucet. Additional flexible living space includes a generous den/game room. The laundry room offers 2024 GE Sapphire Blue washer and dryer, oversized storage cabinetry and an adjacent half bath with mirrored vanity and Swan faucets. Florida living takes center stage outdoors. Eight-foot pocket sliders lead to an expansive screened lanai equipped with outdoor speakers and three ceiling fans. Beyond is a built-in pool with oversized spa surrounded by a large birdcage enclosure, complemented by a full cabana-style shower and bath. Whether hosting a crowd or enjoying a quiet evening overlooking the acreage, the property was designed to make indoor and outdoor living feel like one continuous space. The estate is supported by two A/C systems, central vacuum, traditional hot water heaters, a tankless electric hot water heater and two wells. One well serves irrigation, while the home's well is equipped with a chlorinator. Beyond the residence, Stuart West provides a lifestyle increasingly difficult to replicate in Palm City. The gated community is known for estate-sized properties, equestrian character, riding opportunities, natural surroundings, community recreation, playground, soccer field, and backetball field. Stuart West and Cobblestone are distinct sister communities sharing a 24-hour guarded entrance. Adjoining Cobblestone is home to The Cape Club of Palm City, giving owners the opportunity to combine acreage and equestrian living with an optional private-club lifestyle. Separate membership at The Cape Club is available and offers private golf, dining, fitness and social privileges without mandatory golf membership. The Stuart West PUD also provides for equestrian and estate-oriented accessory uses including private stables, breeding stables, private guest houses, greenhouses and accessory buildings, subject to applicable county permitting, association requirements and architectural approval. Few properties offer this combination: nearly four acres, two substantial primary suites, genuine multi-generational functionality, custom luxury finishes, resort-style outdoor living, equestrian surroundings and the ability to separately opt into a private golf and country-club lifestyle. This is not simply a large home on acreage. It is a property designed to give its next owner something increasingly rare in South Florida: space, privacy and the freedom to create a lifestyle around them.

Inside the gates of Monarch Country Club, this golf-course home just came off a complete renovation. The great room opens to a fully rebuilt kitchen — custom cabinetry, waterfall quartz, and a separate bar with a wine fridge - beneath a wall of glass framed by long views over the 15th fairway. The primary suite is its own retreat: a freestanding soaking tub, dual-sink quartz vanity, and a curbless rain shower. Newer roof (2020), new water heater (2026), updated electrical and plumbing fixtures, impact windows and front door, and accordion shutters for the back patio. Sip coffee on the freshly tiled lanai as the sun rises over the fairway, then park the golf cart in its own dedicated bay before an afternoon round. Optional golf, tennis, and social membership let you set the pace. 2479 SW Brookwood Lane sits inside the gates of Monarch Country Club at Martin Downs, a guard-manned community in Palm City where golf, tennis, and social membership are available but never required. This one-story, 3-bedroom, 2-bath home (2,037 sq ft per the county record) just came off a top-to-bottom renovation and it shows in every room and you can pick your own exterior paint color, as the HOA is scheduled to paint the home in Q1 2027. The great room opens onto a fully rebuilt kitchen: custom wood cabinetry, waterfall Calcutta Aura quartz across the counters and a separate bar, new stainless appliances, and updated recessed lighting throughout. The adjoining bar area adds a built-in wine fridge and floating wood shelving — a natural gathering spot before dinner or during a game. New wood-look flooring runs through the main living areas, and a wall of glass sliders frames an open view over the community's 15th fairway. The primary suite is a genuine retreat: a spa-inspired bath with a freestanding soaking tub, a dual-sink vanity topped in dramatic veined quartz, and a curbless glass shower with a rain head and a tiled niche. The second bathroom was renovated with the same attention — custom tile work, a built-in niche, and all-new fixtures. Beyond the finishes, there are new electrical outlets and lighting fixtures throughout; updated plumbing fixtures with a new water heater; a concrete tile roof replaced in 2020; and a 3.5-ton, 15-SEER HVAC system installed in 2016. Storm protection is comprehensive — 18 impact-rated windows and 2 impact doors permitted in 2026, plus two new hurricane-rated garage doors serving the 2-car garage and a separate golf-cart bay, which is pre-wired for an EV charger. The back patio is protected by accordion shutters. Outside, a screened lanai furnished for relaxing looks out over the fairway, and the rear patio room has been fully retiled in porcelain and enclosed as a versatile space — currently used as a sunroom with a mounted TVand AC with its own sliding doors out to the patio. The HOA (currently running about $541/month) covers grounds maintenance, cable, and internet, and membership in the club's golf, tennis, and social programs is optional rather than mandatory, keeping the buyer pool wide open. This is a rare combination in Monarch: a complete, permitted, contractor-documented renovation on a quiet golf-course lot, ready for a buyer who wants nothing to do but move in.
