Cooper City is a Broward County city of about 34,400 residents (2020 census) with Brian Piccolo Park, Bill Lips Park, the Cooper City Sports Complex and Flamingo West Park, and Cooper City High School.
Cooper City homes for sale run from $400,000 to $2,095,000 for single-family houses, with 66 active in Broward County on October 22, 2026 (Flexmls). Fourteen townhouses are active from $375,000 to $485,000. The middle asking price for a house is $806,500. Below is what each part of town costs, what the HOA line looks like and where the numbers surprise people. Questions, call Brian Wilder at 561-201-4717.
Cooper City sits in Broward County. The city was incorporated on June 20, 1959, and Morris Cooper founded the community that year (Wikipedia, Cooper City, Florida). It is a small city, and prices swing hard from one street to the next.
Here is the plain version, pulled from Flexmls on October 22, 2026:
That spread tells you something. A house at $400,000 and a house at $2,000,000 are both "Cooper City," but they are different purchases in different neighborhoods. Double-check the listing you are interested in; the numbers above move every day.
The table shows every active single-family listing in Flexmls on October 22, 2026, grouped by the subdivision name the listing agent entered, plus the townhouses. Fees are as the listing agent entered them in the MLS.

If your budget sits under $600,000, the houses are in Summertime Isles, Cooper Colony Estates, Countryside West and one Embassy Lakes Phase III listing, and townhouses cost less. Most of the older, lower-priced houses were built in the late 1960s through the 1980s (year built as listed in the MLS), so ask about roof, plumbing and electrical age early. Between $600,000 and $1 million the field widens to Embassy Lakes, Rock Creek, Stonebridge, Flamingo Gardens, Monterra and the Country sections. Above $1.2 million it narrows to a handful of Embassy Lakes, Monterra, Country Glen, Kingfisher Reserve and Mill Creek listings. Monterra and Vista del Sol listings show 2010 to 2012 build years; the Kingfisher Reserve listing shows 2023 and the Mill Creek listing 2016. Embassy Lakes is the name that shows up in searches (people type "embassy lakes homes for sale"), and it covers both houses and townhouses, so check the home type on the listing before you assume.
The HOA line is where Cooper City buyers get caught. Look at the table again. Rock Creek Phase Two houses list fees from $97 to $430 a month, and townhouses there list $175 to $520. Some houses list nothing at all. Fees entered by listing agents are not association budgets, and a blank field does not mean zero.
HOA, property taxes and homeowners insurance are three separate costs. Ask the association for its current fee schedule in writing, ask what it covers (roof, exterior paint, lawn, water, cable), and ask whether any special assessment is on the table. Get a taxes and insurance quote for the specific address before you write an offer. Double-check the listing you are interested in.
Get a full professional home inspection on every purchase, whatever the age of the home or the type of loan. On a 1970s house, have the inspector look hard at the roof, the plumbing and the electrical panel.
Brian's Take: the best Cooper City deals are not always the lowest price. A $400,000 house with a roof near the end of its life can cost more than a $500,000 house with a newer one. What to watch out for is the monthly total: payment, HOA, taxes and insurance together. Tell us your monthly number and we will sort the neighborhoods against it. The next step is a short call, and the buyer guide below covers the questions that cost buyers money after closing.
The city is home to Brian Piccolo Park, Bill Lips Park, the Cooper City Sports Complex and Flamingo West Park (Wikipedia, Cooper City, Florida). The city's own site is coopercity.gov, which is where to confirm permits, parks programs and city services before you buy.
The MLS school fields on the 66 active houses name Cooper City Elementary, Embassy Creek Elementary, Griffin Elementary and Hawkes Bluff Elementary, and Cooper City High School for every listing that fills in the field. Embassy Creek shows on most Embassy Lakes, Rock Creek, Stonebridge and Monterra listings, Griffin on Flamingo Gardens and Mill Creek, and Hawkes Bluff on Country Glen. School assignment depends on the address and can change by school year, so confirm the assigned schools for any house with Broward County Public Schools before you rely on the MLS field.
Distances below are driving miles from Cooper City High School at 9401 Stirling Road, a central point in the city, measured with OpenStreetMap routing on October 22, 2026. Drive times are free-flow estimates; rush hour and beach weekends add time.
Hospitals, freestanding emergency rooms and urgent care centers are three different things. A hospital has inpatient care, a freestanding ER treats emergencies, and urgent care handles minor problems at lower cost. Confirm what a specific facility offers before you need it.
ZIP codes inside the city are 33024, 33026, 33328, 33329 and 33330 (Wikipedia and MLS). A house with a 33328 ZIP and a house with a 33026 ZIP are in different parts of town, so use the ZIP as a first filter when you search.
Next door, compare what you get for the same money in Davie and Weston. The whole county view is on the Broward County homes for sale page.
Most buyers moving to Cooper City already own a home somewhere. If that is you, the order you do things in decides how much you keep. Brian runs the numbers on your current home first, then shapes the Cooper City search around what you will net. Start with the home valuation, or explore selling your home below.
