Now, if you searched for how many minutes a community is from Southland Mall, I'm going to be straight with you: I won't guess a drive time and print it. A few things jump out.
Isles at Bayshore gets searched a lot and sells rarely. One townhouse sale in 12 months. If that's the community you want, you need to be ready before the next one hits, not after.
Lakes by the Bay has the most activity of the group, which means the most choice and the best comps.
Trellis at Bayshore sits at the top of the townhouse range because the units are bigger.
And if you searched for Cutler Creek Village: the only recent townhouse sale I found filed under a Cutler Creek name was in Cutler Creek Club, Section 2. If you mean a different community, send me the name and I'll pull it.
Here's the one that catches people.
Some Cutler Bay communities that look like townhouses from the street show up in the MLS as condominiums. The Courts at Bayshore shows up both ways. The Shores is listed under condominium names. That's not a problem by itself, but it changes the deal.
A condominium comes with condo rules, a condo association budget, reserve requirements, and building inspection rules that a fee-simple townhouse doesn't carry the same way. Lenders look at the condo association before they approve your loan. Insurance works differently too.
So before you write an offer, ask one question: is this unit a townhouse or a condominium on paper? Then read the association's budget and ask about any special assessment. The deal price doesn't matter much if you didn't read what the association is planning to spend.
The rest of the list: get a four-point and a wind mitigation inspection early, ask the roof age, and ask whether the unit has impact windows or shutters. In South Florida, those answers set your insurance cost.

Across all residential sales in Cutler Bay, Flexmls counted 511 closed sales from September 2025 through August 2026. The monthly median sale price moved between $547,000 and $650,000 over that stretch, and landed at $580,000 in August 2026, with an average of $568,986. That count includes single-family homes, townhouses and condos together, so the median moves with the mix of what sold each month.
There were 237 active residential listings in August 2026, and homes that sold that month averaged about 92 days on market. That's a market where a well-priced home still moves, and an overpriced one sits long enough for you to negotiate.

A lot of Cutler Bay townhome buyers already own something: a condo, a first townhouse, or a house somewhere else in South Florida. The hard part is the timing. Sell first and scramble, or buy first and carry two payments?
The Wilder Way to Sell and Buy is how we line those up. We'll walk you through it on a Seller Discovery Call.

Thinking about more room for the money? Some Miami-Dade buyers end up farther south in Homestead. Others head north for land; my guide to living in Loxahatchee shows what that trade looks like in Palm Beach County.
