Loxahatchee is western Palm Beach County's land country: acre-plus lots, horses, boats in the yard, canals and a lot of quiet. Here's what homes really cost, who runs the roads, what nobody tells you about well and septic, and how daily life works out here.

Verify property specifics. Loxahatchee-area properties vary in zoning, utilities, road status, and district obligations, and community details change over time. Verify any specific property's well, septic, drainage, and zoning situation during due diligence, and contact Brian for current market conditions.
Drive west along Southern Boulevard and the choice starts to change: the yard, access road and outbuildings matter as much as the house. Loxahatchee and The Acreage offer room for more outdoor uses, with more maintenance to manage. Decide what you want the land to do before you choose a home.
What "Loxahatchee" actually means
When people search "Loxahatchee FL," they usually mean one of three places that share the name or the mailing address:
- The Acreage: a large, mostly unincorporated area of big lots, paved and unpaved roads and canals, most of it with a Loxahatchee 33470 address.
- The Town of Loxahatchee Groves: a separate incorporated town with its own government, also rural, also large lots. The MLS lists it as its own city.
- Planned communities with a Loxahatchee address, like Arden: smaller lots, an HOA and amenities. Same ZIP, completely different life.
What homes cost
Closed single-family sales, October 1, 2025 through September 30, 2026. Source: Flexmls (BeachesMLS), pulled September 30, 2026.
| Area | Sales, 12 months | Median | Range |
|---|---|---|---|
| Loxahatchee address, 1 acre or more | 173 | $692,000 | $320,000 to $4,800,000 |
| Loxahatchee address, under 1 acre (mostly Arden and other planned communities) | 89 | $700,000 | from $475,000 |
| Town of Loxahatchee Groves, all lot sizes | 32 | $832,500 | $490,000 to $3,800,000 |
Read the first two rows together. For about the same median, roughly $700,000, you can buy a newer home on a fifth of an acre in a planned community with an HOA, or a home on an acre or more in The Acreage, usually older, usually on well and septic, usually with no HOA. Same money, completely different life. The top of the range is the horse-farm end: the $4,800,000 sale sat on 14.63 acres in White Fences Equestrian Estates.
Daily life: hospitals, groceries and parks
Palms West Hospital is on Southern Boulevard in Loxahatchee, and Wellington Regional Medical Center is a short drive south in Wellington. For a true emergency, call 911, and make sure emergency responders can identify and access the property.
Groceries and big-box shopping cluster on Southern Boulevard in Royal Palm Beach and around Wellington, with more opening in Westlake. Outdoors is the whole point out here: Acreage Community Park, ITID's rural and equestrian parks, Lion Country Safari on Southern Boulevard, and J.W. Corbett Wildlife Management Area to the north for hiking, hunting and wildlife.
There are churches and other congregations of many traditions throughout The Acreage, Royal Palm Beach and Wellington, many of them on the main roads.
Getting around
Distances are OSRM routing estimates with no traffic, measured October 26, 2026 from Orange Boulevard in The Acreage. Southern Boulevard and Northlake Boulevard traffic will add time.
- Palm Beach Midtown Beach (Royal Palm Way at South Ocean Boulevard): about 24.4 miles, about 41 minutes
- the Palm Beach County airport: about 22.3 miles, about 38 minutes
Royal Palm Beach, Wellington and Westlake are common destinations for errands. You'll drive more than you would in town. That's the trade for the land.
Schools
Seminole Ridge Community High School is on Seminole Pratt Whitney Road, and Acreage Pines Elementary is in The Acreage. Assignment follows the exact address and can change by school year, so check every address with the School District of Palm Beach County's school boundary locator before you buy.
What to check before buying acreage
Acreage living is freedom, but it comes with homework a suburban buyer has never had to do.
- Well and septic. Every one of the 10 most recent acre-plus sales we checked was on a private well and septic tank. Both are inspectable and both are budget items. Never skip those inspections.
- The road and the drainage. Ask which roads are paved, what the ITID assessment is, and how the lot handled the last heavy rain. The neighbors will tell you if you ask.
- The zoning. Barns, a home business, a work truck, livestock: each depends on the parcel. Ask the county zoning office about your exact parcel before you write an offer.
- The outbuildings. Workshops, sheds, guest quarters and barns are part of the appeal. They're also more roof and wiring for the inspector and the insurance company to look at.
Who runs the roads and the water
In most of The Acreage, the Indian Trail Improvement District (ITID) handles drainage and many of the roads. ITID describes itself as an independent special district serving about 17,000 lots across more than 110 square miles of Palm Beach County, maintaining 164.2 miles of canals, more than 458 miles of roads and 9 rural and equestrian parks.
That matters for two reasons. ITID assessments show up on the property tax bill, so budget for them. And whether your road is paved or a dirt lane is something to know before you fall for the house, not after the first rainy season.
Drainage and road responsibilities: Indian Trail Improvement District, checked October 26, 2026. A district drainage system does not establish the flood exposure of an individual lot.
Loxahatchee in the western communities
- Land use: Confirm permitted uses for your specific parcel.
- Maintenance: Budget for the well, septic, grounds and outbuildings.
- Location: Test the road access and your actual commute.
- Comparisons: Compare an acreage home with a planned community before deciding.
Compare before you choose

The honest drawback
Out here, you're your own city services. Most homes have no city water or sewer, some roads are unpaved, there are no sidewalks or streetlights on much of the grid, and almost everything is a drive. If you want to walk to coffee, or you never want to think about a septic tank, Loxahatchee will wear on you.
Selling your current home too?
A lot of Loxahatchee buyers already own something: a house in Royal Palm Beach, a townhome in Wellington, a place in Broward. And a lot of Acreage owners are on the other side, selling to chase more land farther north. Either way, the timing of your sale is the whole game. We plan the timing of both closings and discuss a backup if one is delayed, and we market acreage for what it is: the land, the outbuildings and the freedom, with the well, septic and road answers ready before the buyer asks.
