West Park FL Homes For Sale

West Park FL Homes for Sale: Prices, Neighborhoods and Ownership Costs

West Park homes for sale put you among established neighborhoods in southeastern Broward County. You could plan an afternoon around a city recreation program at Mary Saunders or McTyre Park, or stop at the Carver Ranches library. The tradeoff is comparing the individual house carefully: a familiar street or similar asking price does not tell you the roof age, permit history or cost of insuring the home.

West Park homes for sale: the short answer

Start with the exact property, the condition and your full monthly payment. Compare financing, property taxes, insurance, any association charges and maintenance separately. The city name does not establish whether a particular home has an association or what its rules cover.

I'm Brian Wilder, and I help buyers and sellers in Broward and Palm Beach counties. Use the dated closed sales below to understand past transactions, then use the live listings on this page for current asking prices and availability.

Where West Park sits and how you might use it

The city's history page places West Park in southeastern Broward County and identifies Carver Ranches, Lake Forest, Miami Gardens and Utopia as its neighborhoods. The Miami Gardens neighborhood here is in Broward County; do not confuse a neighborhood label with a different city's address. Confirm the municipality and parcel for the home you want.

The city Parks and Recreation Department manages indoor and outdoor recreation and sports programs. Mary Saunders and McTyre parks are local places to consider in your routine; check the department for current programs, registration, access and any construction changes before planning a visit. Public city programs are separate from any private amenities included with a property.

For a quieter stop, Broward County Library lists the Carver Ranches Branch at 4735 SW 18th Street in West Park. Test the route from the actual home to the library, parks, work and other places you use. A city map does not establish a reliable drive time or walking route.

Closed October 23, 2025 through October 22, 2026; Residential, status Closed, Broward County, exact City field West Park, sale price over $10,000. Records are deduplicated by listing number. Property types are separate; price statistics are omitted for fewer than 10 sales. Days on market use finite, nonnegative numeric entries.

These are past closings, not current inventory or asking prices. The median is the middle sale in this sample, not the value of a particular street or house. Compare the same home type, location and condition before using a sale as a comparable.

Different property mixes affect these medians. A lower citywide median does not establish that a specific home is a better buy or has lower ownership costs.

Check the house, insurance and documents before you offer

In the same dated single-family sample, 120 of 149 houses were built before 1980 and 13 in 2010 or later; year-built entries were available for all 149. Year built can help frame inspection questions, but it does not establish the current age of a roof, wiring, windows or air conditioning. Ask for system ages, updates, permit records and warranties for the exact home. Hire a professional home inspection and discuss any additional specialist inspections the findings suggest.

  • Insurance and flood: Obtain quotes for the exact address during your inspection period. Review flood-zone and elevation information with an insurance professional and confirm lender requirements separately. A zone label does not eliminate flood risk.
  • Permits and condition: Review roof, systems, windows and any additions or conversions. Ask the city for the applicable permit records; a listing description is not proof work was approved.
  • Taxes: Use the Broward County Property Appraiser for the parcel and property information. Discuss the likely tax treatment of your purchase with the appropriate professional rather than assuming the current owner's bill will become yours.
  • Association obligations: Establish whether an association applies. If it does, review the fee, billing period, coverage, reserves, assessments and rental, pet and parking rules. A house, condo and townhome can carry different responsibilities.

School assignment depends on the address

Use Broward County Public Schools' Find My School information with the primary residential address and grade level, then confirm the school year. A city or neighborhood name and a listing's school field do not guarantee assignment.

Brian's take on comparing West Park homes

Two houses with similar prices can have different repair lists, insurance quotes and ownership responsibilities. Price the inspection findings and the full payment before deciding that one is the better fit. Double-check the listing you are interested in.
