Try an ordinary morning at El Prado Park on El Mar Drive before deciding whether Lauderdale-by-the-Sea fits your routine. The beach may be the reason you look here; the building, monthly fees and upkeep determine which home makes sense. Compare condos, townhomes and houses separately, then get the costs for the exact address.
Lauderdale-by-the-Sea is a Broward County beach town. The historical Flexmls snapshot on October 23, 2026 showed 139 active listings: 103 condos, 22 single-family homes and 14 other property types. Those are dated asking listings; use the live search below for current availability.
Choose the home type and your full monthly budget first, then review the building or street. A lower condo purchase price can come with association fees, insurance and assessments that change the comparison with a house.
In the October 23, 2026 active snapshot, condos accounted for 103 of 139 listings, about three out of four. Condo asking prices ranged from $195,000 to $6,750,000, with a median of $500,000. The 22 single-family listings ranged from $638,999 to $7,950,000, with a median asking price of about $1,420,000. The remaining 14 listings were other property types; they are not a verified count of townhomes alone.
The lowest-priced condo in that dated snapshot was a one-bedroom of about 690 square feet with a $734 monthly association fee. Availability, asking price and fees can change. Double-check the listing you are interested in instead of treating those October 23 figures as today's inventory.
These are separate closed-sale groups, not one blended condo and townhome price. Flexmls (BeachesMLS), all agents, City recorded as Lauderdale By The Sea, Broward County, close dates October 23, 2025 through October 22, 2026, sale prices over $10,000; calculated from the complete stored exports dated October 23, 2026.
| Home type | Closed sales | Median sold price | Middle half of sale prices | Median days on market |
|---|---|---|---|---|
| Single-family houses | 33 | $1,345,000 | $965,000 to $1,900,000 | 55.5 (32 valid records) |
| Condos | 122 | $420,000 | $338,500 to $622,500 | 74 |
| Townhomes | 14 | $685,000 | $549,750 to $1,318,750 | 50.5 |
There were no villa sales in this selection, so no villa price median is shown. Vacant land is excluded. The middle half is the 25th to 75th percentile using linear interpolation; displayed dollar amounts are exact. One negative days-on-market value is excluded from the single-family timing figure, which uses 32 valid records out of 33 sales. Condo and townhome timing use all 122 and 14 records respectively. These are past sales, not current asking prices or a forecast.
Condo location and budget context: In the same dated condo-only group, ZIP 33308 had 67 sales with a $525,000 median, while ZIP 33062 had 55 sales with a $369,900 median. A ZIP is a mailing area, not a neighborhood, and this does not prove that location alone caused the price difference.
| Condo sold-price band, same period | Closed sales | Median days on market |
|---|---|---|
| Under $350,000 | 34 | 87.5 |
| $350,000 to $599,999 | 53 | 83 |
| $600,000 and up | 35 | 47 |
The price bands describe the 122 condo sales only. Townhomes remain a separate 14-sale group: 12 were in ZIP 33308 with a $790,000 median, while the two in 33062 are too few for a useful ZIP median. Ten townhomes sold for $600,000 or more, with 30.5 median days on market; four sold for $350,000 to $599,999 and none below $350,000. No timing median is shown for the four-sale band. Compare condition, fees and reserves before concluding that an inexpensive unit is the lower-cost purchase.
The dated closed-sale medians were $420,000 for condos, $685,000 for townhomes and $1,345,000 for single-family houses. Those are different groups, not interchangeable alternatives. Compare the unit, building or lot you would actually own and the responsibilities that come with it.
In the October 23 active snapshot, association fees on most of the 25 lowest-priced listings ran from about $395 to $853 a month, with a few above $2,000. This was a selected lower-price group, not the fee range for the whole town. Ask for the current fee and what it covers on the specific listing. On a townhome or house, establish who maintains the roof, exterior and grounds rather than assuming the ownership label answers it.
The town's parks and beach portals directory places El Prado Park in the 4500 block of El Mar Drive and lists the Beach Pavilion and Ocean Plaza. Visit the route from an actual listing if beach access is part of your plan; a beach-town address does not establish your walking distance.
The town's hurricane information identifies its barrier-island evacuation setting. Check the current address-specific flood zone and evacuation plan, and obtain a flood quote. Mortgage, insurer and prior federal disaster assistance conditions can create flood coverage requirements; cash ownership is not a blanket exemption.
Brian's Take: compare the building before choosing the unit. Two units with the same asking price can have different reserve funding, repairs, insurance and monthly fees. Let us compare the documents and recent sales for the building you want.
The condo median was $420,000 across 122 sales closing October 23, 2025 through October 22, 2026. The middle half sold between $338,500 and $622,500. These are past sales, not current asking prices.
The same dated selection had 14 townhome sales with a $685,000 median and 33 single-family sales with a $1,345,000 median. Compare the same property type, condition and location when judging one home.
The dated condo sample had a median of 74 days on market; townhomes had 50.5 days. Single-family timing was 55.5 days across 32 valid records, excluding one invalid negative value from the 33-sale group. These medians do not predict how long a particular home will take.
The October 23, 2026 active snapshot included condos starting at $195,000, while the lowest single-family asking price was $638,999. That historical snapshot does not guarantee current availability. Check current listings and association costs before comparing the monthly budget.
Request the current fee and coverage, budget, reserves, inspection reports where applicable, assessments, recent meeting minutes, rental and pet rules. Get an address-specific insurance quote and a full professional home inspection before your inspection period ends.
Set a full monthly budget and decide which ownership responsibilities you want. Then compare the building or street, recent sales, insurance and association documents before committing. The Wilder Way Home organizes the questions before you tour.
If you need to sell first, price your current home and plan the timing before committing to another purchase. Consider the costs of overlapping ownership and a backup plan for closing delays.
For a like-type comparison in the same dated exports, condos in Pompano Beach had a $259,000 median across 975 sales, Fort Lauderdale had a $425,000 median across 1,364, and Broward County had a $210,000 median across 8,862. Lauderdale-by-the-Sea's condo median was $420,000 across 122 sales. These are broad condo-only groups with different buildings and conditions, not a valuation or a claim that one place is a better buy.
