Fort Lauderdale homes for sale in our MLS feed sold 1,798 times in the last 12 months at a median of $687,250 (Flexmls, single-family, pulled 2026-10-02). Today 823 single-family homes are active, and the middle one is asking $1,025,000.
Read that twice. The middle asking price today is about $338,000 above the middle sale of the last year.
That doesn't mean prices jumped. It means the listings sitting on the market lean expensive, and a lot of them are waterfront. The homes priced near what's actually closing are the ones going under contract.
Every number on this page is single-family homes with a Fort Lauderdale address in Broward County. Condos and townhouses are left out.

Here's the thing about Fort Lauderdale. It's really two markets that share a ZIP code list.
One is the dry-lot house. A yard, a garage, a commute. That's where most of the sales happen, and it's where the $460,000 to $700,000 range lives.
The other is the house on the water with a dock out back. It runs on different math, and it pulls the asking prices up for the whole city.

If you're shopping the water, that table is your market. If you're not, ignore the headlines about Fort Lauderdale prices. They're mostly about docks.
A lot of my clients move between Palm Beach and Broward counties for work, schools and lifestyle. I help them compare the trade-offs, the neighborhood fit and the total cost of owning before they commit. In Fort Lauderdale, the total cost is where people get surprised.
Now let me shoot you straight. The price is the easy number. These are the ones that change the deal:
None of this is a reason to walk away. It's the list to have answered before you're committed.

At that price you're usually trading something. Age, size, condition, or distance from the water. That's fine if you know which one you're trading.
Tell me which one you'd give up and which one you won't. That one conversation narrows 172 houses to the handful worth seeing.
A lot of Fort Lauderdale buyers are selling something first. A condo they've outgrown. A house in Plantation or Davie. Sometimes a house in Palm Beach County going the other way.
The hard part is the timing. Sell first and you might rent for a month. Buy first and you're carrying two houses. The Wilder Way to Sell and Buy is how we line up both closings so you don't have to pick.
