Sunny Isles Beach homes for sale are rare, and they cost real money. Only 14 single-family houses sold here in the last 12 months, at a median of $2,325,000, and 17 are on the market today starting at $1,699,000 (Flexmls, single-family houses, pulled October 22, 2026). That is a small sample, so read every number below as a range, not a rule.
Drive down Collins Avenue and all you see is towers. The houses are tucked in behind them. This page is about the houses, not the condos.

Every one of those 14 sales sat in ZIP 33160, in Miami-Dade County. One listing in the feed under the single-family label is a tower penthouse at 400 Sunny Isles Boulevard; it is left out of every count here.
In MLS records, the houses cluster in five subdivisions. Here is how the last 12 months and today's list break down by the subdivision name the MLS uses (Flexmls, October 22, 2026):
| MLS subdivision name | Sold in last 12 months | For sale today |
|---|---|---|
| Golden Shores (Golden Shores Ocean Blvd) | 6 | 6 |
| Golden Gate Estates | 3 | 5 |
| Atlantic Island | 2 | 3 |
| Ocean Blvd Estates | 2 | 2 |
| Beachwalk | 1 | 1 |
Golden Shores carried the most sales and the lowest sale of the year, $1,430,000. Four sales were under $2,000,000, and three of them were there. The two lowest-priced houses on the market today are there too. The city has a park in the neighborhood, Golden Shores Park, at 201 191st Terrace, with a playground and picnic tables (City of Sunny Isles Beach, checked October 22, 2026).
The houses run from 1940s and 1950s originals to new builds. Five of the 14 sales were houses built before 1990, and two were built in 2025 or 2026. The top sale, $5,800,000, closed October 11, 2026 on a 2026-built house.
Here is what I would want you to see before you fall for a listing.
The middle sale this past year was $2,325,000. The middle asking price today is $3,890,000. That is a gap of roughly $1.6 million.
And there are 17 houses for sale against 14 sales in a whole year. At that pace it would take about 15 months to sell what is on the market now.
Now let me shoot you straight. That is a buyer's market for houses in Sunny Isles Beach. Asking is not selling. When the shelf is this full, the price on the listing is where the conversation starts, not where it ends.
What to watch out for before you are committed:
The city lists the Newport Fishing Pier, 16501 Collins Avenue, as its main oceanfront beach access point. Heritage Park, 19200 Collins Avenue, has two playgrounds, a splash pad and a dog park. Pelican Community Park is at 18115 North Bay Road (City of Sunny Isles Beach parks list, checked October 22, 2026).
Fort Lauderdale-Hollywood International is the closest major commercial airport: 13.3 road miles from Sunny Isles Beach Government Center, 18070 Collins Avenue. Miami International is 21.4 road miles (OpenStreetMap routing, measured October 22, 2026; roughly 25 and 42 minutes in light traffic, an estimate, and rush hour is longer). Distances from your house will differ, so measure from the address you like.
For public school, the city is served by Miami-Dade County Public Schools. Norman S. Edelcup/Sunny Isles Beach K-8, 201 182nd Drive, is the city's public K-8 school. Which school a house is assigned to depends on the address, so confirm it with the district's school boundary lookup for that exact address before you offer. Private and charter options vary by grade and admission rules, so check each school directly.
Get a full professional home inspection on every purchase, and on an older house add the four-point and wind mitigation reports. Property taxes, homeowners insurance (wind and flood) and any HOA or association dues are separate costs and vary by house. Double-check the listing you are interested in for its dues and for what they cover.
That is what The Wilder Way Home is for. It is our free buyer's guide: what to inspect, what to get in writing, and how to negotiate when the numbers are on your side.
A lot of people looking at a house here already own something. A condo in one of the towers you are ready to trade for a yard. A house somewhere else in South Florida. A place up north.
The hard part is timing. Sell first and you could be renting in between. Buy first and you are carrying two places. The Wilder Way to Sell and Buy is how we line up both closings so you do not have to choose.
