Golden Beach FL homes for sale are single-family houses in a small Miami-Dade County town, ZIP 33160. Over the last 12 months, 17 homes sold through the MLS at a $12,950,000 median, from $3,180,000 to $69,500,000. On September 30, 2026, 18 were for sale and 2 more were pending.
I'll be straight with you.
Golden Beach isn't a place you shop by price per square foot. You shop it by how the lot touches the water, because that one fact moves the price more than the house does.

Seventeen sales is a small sample, so read the median as a middle, not a promise. About a year of inventory is sitting on the market right now. That's a buyer's market by any normal measure, and it's why the asking price on a Golden Beach listing is the start of the conversation, not the end of it.
Here's where the money splits. The MLS records how each home touches the water, and the four groups priced very differently over the last 12 months.
| Frontage recorded in the MLS | Sales | Median | Range |
|---|---|---|---|
| Ocean front | 4 | $27,375,000 | $22,250,000 to $69,500,000 |
| Intracoastal | 4 | $16,216,500 | $12,950,000 to $27,100,000 |
| Canal front | 4 | $9,420,000 | $7,730,000 to $16,420,000 |
| No water frontage recorded | 5 | $4,500,000 | $3,180,000 to $8,020,000 |
Four sales per group is thin. Use it to see the ladder, then price the specific house against the closest sales with the same frontage.
A few things the MLS records that matter for a boat owner: several canal and Intracoastal sales are marked "no fixed bridges" and "ocean access," and recorded water frontage on the waterfront sales ran from 75 to 186 feet. If you run a boat, ask for the frontage, the seawall condition and the dock permit in writing before you fall in love with the kitchen.
You're buying into a town, not a subdivision.
The Town of Golden Beach runs its own government from Town Hall at 100 Ocean Boulevard. The Town's own website lists its own Police Department, with a Marine Patrol Unit and Ocean Rescue, plus Tennis and Pickleball Courts, a Beach Pavilion and community space at the Civic Center. The street names you'll see on recent sales are Ocean Boulevard, Golden Beach Drive, Centre Island, South Island Drive and the North and South Parkways.
What you're also buying is variety. The 17 homes that sold ranged from a 2,256-square-foot house built in 1989 to a 17,507-square-foot home completed in 2026. Some sales are really land deals: one oceanfront sale was recorded as new construction for 2027 with no bedroom count. When the house isn't the point, the lot is.
Every Golden Beach sale counted here was a house. If you'd also consider a condo, compare Sunny Isles Beach, Aventura and Hallandale Beach.
Now let me shoot you straight.
The frontage, in writing. "Ocean view" and "ocean front" are not the same house. Ask the listing agent which waterfront fields the MLS shows and what the survey says, because the frontage decides the resale.
The age of the house versus the price of the dirt. A 1940s or 1950s house on a big lot may be priced as land. If you plan to keep it, your inspection and insurance quote matter. If you plan to rebuild, your architect and the Town's building rules matter. Find out which deal you're in before you write the offer.
Insurance and elevation. On a waterfront lot, your insurance quote can change the monthly cost more than a price cut. Get the flood zone, the elevation certificate and a wind mitigation report on day one.
Time on market. Recent sales took a median of about 196 cumulative days. A listing that's been sitting has a story. Ask for the price history.

A lot of Golden Beach buyers own somewhere else first: a house up north, a condo down the road, a place in Palm Beach County they've outgrown. If that sale funds this one, the two closings have to line up.
The Wilder Way to Sell and Buy is how we time both sides so you're not carrying two homes longer than you planned. We'll walk you through it on a Seller Discovery Call.

Here's what I'd do if you were my family. Decide your frontage first: ocean, Intracoastal, canal or dry. That one choice sets your price band. Then line up the two or three closest sales with that same frontage, with the survey, the flood zone and an insurance quote on the same sheet of paper, before you make the first offer.
