Parkland is a city in northern Broward County. Compare an established resale home with any new-build listing on the details that affect your week: the lot, association rules and full monthly cost.
The Parkland city plan protects a park-like setting with recreation and open-space uses alongside residential neighborhoods. That makes the setting part of your home search: compare the actual lot, nearby public recreation and any private community amenities, then check how those fit your ordinary week.
I'm Brian Wilder, and I help buyers and sellers in Broward and Palm Beach counties. If you are searching for Parkland homes for sale, this page explains how the market is built and what to check before you write an offer.
Compare the monthly cost, not just the price. Read the association budget, get an insurance quote on the exact address and check the flood zone on the parcel before you offer.

|---|---|---|---|
| Under $1,000,000 | 177 | 37 | about 2.5 |

Historical snapshot: Parkland single-family houses, sales October 17, 2025 to October 16, 2026, active listings pulled October 17, 2026 (Flexmls). The price bands describe market-wide records, including any builder listings. They do not measure how quickly a particular home will sell. Months of supply is active listings divided by the average monthly closed-sale count in that band.
When comparing a new-build listing with a resale home in Parkland, check the contract and the options as well as the asking price. A new house is priced on the contract and the options, not on what the house next door sold for. I will pull the resale comparables around any new build you are considering so you can see the gap, and our Broward County new construction (Broward County new construction) page covers the wider picture. Confirm what is included and when a new home can close, and get pre-approved before the showing, not after.
If you are considering a builder home, contact us before your first model-home visit or registration so we can check the builder's representation requirements together.
People search Parkland by community name. Parkland Isles (Parkland Isles) and Cypress Head (Cypress Head) have full guides, and Watercrest, Parkland Bay and The Falls are also searched by name. Each community has its own association, its own rules and its own fee, so compare the monthly cost, not just the price.
| Neighborhood (MLS name) | Houses sold | Price range | Typical sale |
|---|---|---|---|
| Parkland Isles | 26 | from $637,500 | median $872,500 |
| Cascata (at MiraLago) | 20 | $985,000 to $2,500,000 | median $1,312,500 |
| Cypress Head | 9 | $1,025,000 to $2,400,000 | median $1,805,000 |
| Grand Cypress Estates | 4 | $1,140,000 to $1,650,000 | too few sales for a median |
Historical neighborhood snapshot: single-family sales October 17, 2025 to October 16, 2026, Flexmls pulled October 17, 2026. These are MLS subdivision names and market-wide sales, not Wilder team totals. Four Grand Cypress Estates sales are too few to use a median as a reliable price guide.
On larger homes the extras are not small. Here is what I want in hand during your inspection period.
On a townhome, the association fee is a bigger share of the monthly payment.
Minutes can reveal assessment discussions; also request written confirmation of approved and pending assessments. A budget alone cannot guarantee what the association will charge next.

Thirty-six townhouses sold in Parkland in the October 23, 2025 to October 22, 2026 period, at a median of $562,500 (Flexmls closed-sale export October 25, 2026). The October 17, 2026 active snapshot showed seven townhouses, starting at $479,000. Those are dated snapshots; the listings below can change.
On a townhome, the association fee can be a larger share of the monthly payment. Read the budget, confirm what the fee covers, and compare the home and association costs together.
Parkland sits in northern Broward County near the Palm Beach County line. Its city plan emphasizes a park-like setting. The City of Parkland comprehensive plan explains that land-use context.
Parkland is one stop, not the whole search. If a Parkland address matters more to you than a yard, keep a saved search running and compare suitable new listings as they appear. Run the same numbers in Coconut Creek and Coral Springs before you decide.
If you already own a home somewhere else, plan that sale alongside your Parkland purchase. The order you do things in decides how much you keep, so we price your current home first and then plan the sale and the purchase together. Start with a free home value (free home valuation).
