Most of Broward County is built close together. In Southwest Ranches, lots are measured in acres, streets are quiet and you drive to almost everything.
Quick Answer: Lot size and lot use decide value here more than square footage. Check well and septic, flood zone and the town's rules for your plans, such as horses or outbuildings, before you offer.
Southwest Ranches is on the eastern edge of the Everglades, about 15 miles southwest of Fort Lauderdale. Incorporated in 2000, the town has a rural, equestrian character with farms and residential acreage.
Active single-family listings, Data pulled from local MLS database, October 22, 2026. This is a dated asking-price snapshot, not today's inventory.
| Price band | Active listings |
|---|---|
| Under $1,500,000 | 7 |
| $1,500,000 to $2,999,999 | 29 |
| $3,000,000 and up | 28 |
| All active single-family | 64 |
The 64 active single-family homes asked $869,000 to $38,900,000, with a middle asking price of about $2.7 million. Seven were under $1.5 million. Compare current listings with sold homes on similar lots rather than treating asking prices as market value.
Single-family closings October 23, 2025 to October 22, 2026; Data pulled from local MLS database, exported October 25, 2026. All agents, sales above $10,000.
| Measure | Result |
|---|---|
| Closed sales | 91 |
| Lowest closing price | $837,500 |
| Middle closing price | $1,691,500 |
| Highest closing price | $10,300,000 |
| Closed under $1,000,000 | 6 |
| Closed $1,000,000 to $1,999,999 | 46 |
| Closed $2,000,000 to $2,999,999 | 17 |
| Closed $3,000,000 and up | 22 |
| Middle half of sale prices | $1,337,500 to $2,799,750 |
The active middle (about $2.7 million) sits well above the sold middle ($1,691,500). Asking prices and closing prices measure different things, and the homes on the market today are not the same mix as the homes that sold. Price against sold comparables on the same street and lot size, not against the asking list. The highest asking price in the October 22 snapshot is $38.9 million; the highest closing in 12 months was $10.3 million.
The Town describes its residential character in terms of one-acre and two-and-a-half-acre homesites, with almost entirely rural-residential and agricultural zoning. Its stated rural lifestyle includes no sidewalks. The lot is a major part of what you are buying, so confirm the parcel's dimensions, zoning and permitted use before you offer.
Buyers still use older neighborhood names such as Sunshine Ranches and Rolling Oaks. Street-by-street differences matter, so compare lots in person. Tell me the lot size and use you want, and I will point you to the right pocket of town.
In the October 22, 2026 sample of the 25 lowest-priced active listings, lots ranged from 0.81 to 2.49 acres and 20 homes were built in 1993 or earlier. Budget for inspections of the roof, septic or well systems and electrical service; build year alone does not establish present condition or replacement dates.
Southwest Ranches is served by Broward County Public Schools, and your school depends on the exact address. Boundaries change by school year. The district publishes boundary maps for elementary, middle and high school levels, with the 2026-27 maps posted at browardschools.com under Districtwide School Boundary Maps by School Level. Before you offer, confirm the assigned elementary, middle and high school for that specific address with the district.
Private and charter options exist in the surrounding cities. Grades served, admission rules and waitlists differ by school, so check each school directly.
Sunshine Ranches Equestrian Park has riding rings and equestrian facilities. Rolling Oaks Open Space Park has multiuse and equestrian trails along its boundaries. Check the Town's reservation rules for ring use, and confirm what you can keep, build or park on the specific property before you offer.
Most of the Town is residential. Plan on driving for dining, groceries and shopping in the surrounding cities.
Drive distances from 5621 SW 196th Lane (the saved routing origin), measured with OpenStreetMap routing on 2026-10-22. Drive times are free-flow estimates with no traffic. The Town has three separate areas, so your distance will vary by address.
| Destination | Road miles | Estimated drive |
|---|---|---|
| Fort Lauderdale-Hollywood International Airport (primary commercial airport) | 17.4 | about 33 minutes |
| Dania Beach Fishing Pier (beach access) | 20.6 | about 39 minutes |
| Hollywood Beach Broadwalk (beach access) | 22.5 | about 42 minutes |
| Cleveland Clinic Florida, Weston (hospital) | 5.5 | about 11 minutes |
| Memorial Hospital West, Pembroke Pines (hospital) | 11.0 | about 20 minutes |
A hospital has inpatient care and a full emergency room. An urgent care clinic handles minor problems and is not a substitute for an ER. Know which one is closest to the address before you buy.
Treat these as separate line items: association dues where one exists, property taxes, homeowners insurance and flood insurance. Acreage adds fencing, pool and lot maintenance, septic service and, for some homes, a well. Check permits for barns, additions and outbuildings. Get quotes for the exact address before your inspection period ends.
Three questions to answer before you offer:
Get a full professional home inspection on every purchase, and add the specialists the property calls for, such as septic, well water, roof and pool. Ask the inspector what they find, not just what the report says.
If you want the full checklist on paper, the guide below walks through it.
Palm Beach County is home base for my team, and many clients compare Broward acreage with Palm Beach County acreage before they decide. For block-by-block detail inside the Town, I will tell you what the numbers say and who else to call.
For the neighborhood most buyers ask about first, read Sunshine Ranches. If you are widening the search, compare Davie and the Fort Lauderdale area.
This is a lot-and-lifestyle market, not a square-foot market. Buyers who do well here decide what they need from the land first (horses, privacy, a pool, a guest house), then find the street that allows it. Buyers who struggle fall in love with a house and discover the lot cannot do what they pictured. Next step: tell me your lot and budget, and I will pull sold comparables for the exact streets.
If you own a home that needs to sell before you buy in Southwest Ranches, plan both transactions together. Sort that out before you tour, because it decides how much you can offer and how clean your offer looks. Start with a number: what your current home would sell for today, and then sequence the sale and the purchase. Get a free home valuation.
A price range is not a plan. A call turns it into a short list of streets and lots that fit your budget, with the carrying costs worked out before you commit.
