Cypress Lakes HOA Fees: The Short Answer

Cypress Lakes HOA fees in West Palm Beach run about $320 to $460 a month on nearly every MLS record, and listings say golf is included. Over the last 12 months, 44 Cypress Lakes homes sold at a $300,000 median, from $190,000 to $470,000.

That's a monthly number, not a yearly one.

I'm saying it plainly because you may have read "$425 a year" somewhere, including on an older version of this page. The MLS doesn't support it. Every one of the 44 sales lists the fee as monthly.

Here's why that matters. On a $300,000 home, the difference between $35 a month and $400 a month is real money every month for as long as you own it. Budget for the right one.

Read the two halves separately. A two-bedroom villa from the late 1970s or early 1980s and a 1990s single-family home with a garage are different purchases, and they've sold about $95,000 apart at the median.

What the Monthly Fee Covers

It varies a little by section, so read the listing for the exact house. But across this year's Cypress Lakes listings, the "fee includes" field most often names golf, cable TV, internet, lawn care, common areas and security.

Listing remarks describe an 18-hole executive golf course that residents play without greens fees, a clubhouse with a pool and spa, a fitness center, tennis, pickleball, shuffleboard, bocce, billiards, a library and an active social calendar. Several listings describe the community as guard-gated, and one mentions 24-hour gated security.

That's what makes the fee make sense. Golf, cable, internet and the yard, for about $400 a month, in a gated 55+ community in West Palm Beach. That's the value here, and it's why the fee is worth getting exactly right.

What to Check Before You Buy in Cypress Lakes

Now I'll be straight with you.

Cypress Lakes is a good buy for the right person. It's also a community of homes built from 1979 to 1997. So the house matters more than the amenities.

The full fee, in writing. A handful of listings show a fee under $100 a month. That doesn't match the other 42 sales, so ask the association for every fee that applies to that specific address, master and section, before you write an offer.

The roof, the windows and the insurance. In Florida, the age of the roof and whether the windows are impact-rated drive your insurance quote. Many current listings advertise a 2019 to 2025 roof or new impact windows. If the house you like doesn't, get an insurance quote during your inspection period, not after.

The plumbing and the electrical. Ask what the supply pipes are made of and when the electrical panel was last replaced. On a 40-year-old house, those two answers can change your offer.

The section rules. Rules can differ by section. One current listing allows one pet up to 20 pounds; another advertises no pet restrictions. One says immediate rental is allowed and calls that rare. If you have a dog, or might rent the home later, get the rules for that section in writing.
