Most people who search "new homes in Delray Beach" picture a gated builder community with a model center and a price sheet in the $500s. That isn't what the MLS shows right now. It shows brand-new $2 million to $4 million houses going up on single lots in established neighborhoods, and a very short list of new homes anywhere near $1 million.

Names on today's cheapest new listings show where the building is happening: Enclave at Sherwood and Sherwood Park in ZIP 33445, Del Ida Park and the original Delray Beach townsite in 33444, and Trade Winds Estates and Osceola Park in 33483. Asking prices run from $1,149,000 to $2,395,000 across the six lowest, and some carry 2026 or 2027 build years.
So here's the honest read. In Delray Beach, "new" mostly means "custom." The homes are real. The prices are not where most new-home searches start.
Six new houses sold under $1 million in Delray Beach in the last 12 months. That's one every two months.
Four of them were in a neighborhood the MLS calls Silver Terrace Delray, in ZIP 33483, at $750,000 to $911,000. One was a $625,000 home in Delray Trails at Villa Delray, in ZIP 33484. One was a $410,000 house in Delray Garden Estates 1, also 33484.
Today there isn't a single new house listed under $1 million. The lowest is $1,149,000, a 3-bedroom in ZIP 33444. Next is $1,750,000 for a 4-bedroom in Enclave at Sherwood.
Now let me shoot you straight. If your budget is under $1 million and new is the must-have, you have three real paths. A 55+ new build, if you qualify. A newer resale, five to fifteen years old, where someone else already paid the builder's premium. Or new construction somewhere else in Palm Beach County, priced against your budget instead of against the beach.
What I wouldn't do is wait for a $700,000 new-build community to open in Delray Beach. The numbers don't point that way.
And whichever path you take, new construction has its own traps. The builder's contract is written for the builder. Deposits, upgrade pricing, closing dates that slide, and the lender the builder pushes all need to be read before you sign, not after.
That's what The Wilder Way to New Construction is built for. It's our free buyer's guide: what to get in writing on a new build, what to inspect, and where buyers leave money on the table.

Most Delray Beach buyers end up in a resale house, and that market is deep. Here are all 1,216 house sales from the last 12 months, lined up against what's for sale today (Flexmls, 2026-10-18):
| Price band | Sold in last 12 months | For sale today | Months of supply at that pace |
|---|---|---|---|
| Under $500,000 | 220 | 45 | about 2.5 |
| $500,000 to $1,000,000 | 477 | 118 | about 3.0 |
| $1,000,000 to $2,000,000 | 274 | 96 | about 4.2 |
| $2,000,000 and up | 245 | 123 | about 6.0 |
The median sale was $847,500. The middle half sold between $557,500 and $1,700,000. Today 382 houses are for sale, and the middle asking price is about $1.3 million.
That gap is the story. The middle asking price is roughly $450,000 above the middle sale, because the shelf is heavy at the top. About a third of today's houses for sale ask $2 million or more.
What it means for you depends on where you shop. Under $1 million, it's still tight: two and a half to three months of supply, and a clean house priced right goes quickly. Above $2 million, you have room. Six months of supply is a buyer's market by any normal yardstick, and that's where I'd ask hard questions about price and push on terms. Double-check the listing you are interested in before you make decisions on it.
If you want a big builder community with a clubhouse and a price sheet under $700,000, Delray Beach isn't the place to look right now. Run the same numbers in Boynton Beach, to the north, before you decide.
If you're 55 or better and new matters, start with Delray Trails. It's where a $625,000 new home sold last year. Confirm the age rules in writing before you offer.
If you want new and can go past $1 million, read our Enclave at Sherwood Park breakdown before you visit. For the wider picture, see new construction across Palm Beach County.
A lot of Delray Beach buyers already own here. A house you have had for years, a condo by the beach, a place up north you're finally ready to let go.
The hard part is timing. With a new build, the closing date can move, and you don't want to sell your current home and then wait months on a builder. The Wilder Way to a Stress-Free Sale is how we line up both sides so you're not carrying two payments or living out of boxes. Start with a free value on your current home.

Single-family homes in Delray Beach sold for a median of $847,500 over the last 12 months, across 1,216 sales (Flexmls, pulled 2026-10-18). The middle half sold between $557,500 and $1,700,000, and new houses built in 2025 or later sold for a median of $3,300,000.
It depends on price. Under $1 million there are about two and a half to three months of supply, which still favors sellers, while at $2 million and up there are about six months, which gives buyers real leverage (Flexmls, 2026-10-18).
