Okeechobee is a small Florida town on the north shore of the big lake, with ranch land, canals and a downtown that runs on US-441. Prices sit well under the coast, and the buying questions are different: septic, flood zone, insurance and which house is actually worth the ask.
On October 22, 2026, our Flexmls feed shows 152 active single-family homes with an Okeechobee city address, from $129,900 to $6,999,999, with a middle asking price of about $359,000. Over the last 12 months, 260 single-family homes closed, with a middle sold price of about $320,000 (Flexmls, pulled October 22, 2026). Mobile and manufactured homes are not in these numbers.

Three bedrooms and two baths is the most searched home here, and the range is wide. Our feed shows 62 active, starting at $129,900 for a 1975 home in Taylor Creek. What you pay depends on age, lot, roof and condition far more than on bedroom count. A 1970s home at the low end can need a new roof, electrical and plumbing work. A home built in the last few years usually carries a lower insurance quote.
38 active homes were built in 2025 or later, starting at $245,000 in Basswood Estates (Flexmls, October 22, 2026). That is about one in four active listings. When newer homes sit next to resale, the resale seller is competing with a fresh roof and a builder warranty. Some resale prices reflect that and some do not. Here is the list that changes the deal:
Every purchase deserves a full professional home inspection. None of this is a reason to pass. It is the list to have answered before your deposit is at risk.
Okeechobee County School District assigns schools by home address, and the zone can change from one street to the next. Our feed lists these schools on Okeechobee city listings: Central, North, Seminole, South and Everglades elementary schools; Osceola and Yearling middle schools; and Okeechobee High School. Do not assume a school from the street name. Confirm the assigned school for the exact address with the district office at (863) 462-5000 (district website okee.k12.fl.us, school year 2026-27). The district publishes a zone waiver and school choice page for families who want a different school.
Distances are measured road miles from the Okeechobee County Courthouse (NW 3rd Avenue) using OpenStreetMap routing on October 22, 2026. Drive times are estimates and change with traffic.
If you need to be at the beach every weekend, it is a long drive.
People search for homes on Lake Okeechobee and on canals. If water access is the goal, tell us exactly that and we will filter for it. Look hard at the flood zone and the insurance quote on any waterfront parcel.
A lot of buyers looking at Okeechobee are selling a home in Palm Beach County first, then buying for less inland. Our job on the sale is to net you as much as the market will pay, and to line up both closings so you are not paying two mortgages. Start with a free value on your current home. Waterfront and lake-access homes do come up. Tell us how close to the water you want to be and we will set up a search for only those. Check the flood zone and insurance on any waterfront parcel before you commit.
Brian's Take: Okeechobee rewards buyers who check the boring things first. Found a house? Send me the address. I will tell you what I would want checked on that exact property and whether the price makes sense. Take a look at the Wilder Way Home buyer's guide before your first showing, or talk it through first.
