Here's the part most buyers miss. The middle house for sale today is asking $3,350,000. The middle house that actually sold went for $2,200,000.
Asking isn't selling.
| What our MLS feed shows | Coral Gables, FL (Miami-Dade County) |
|---|---|
| Houses sold, Oct 2, 2025 to Oct 2, 2026 | 405 |
| Median sold price | $2,200,000 |
| Middle half of sales | $1,400,000 to $3,650,000 |
| Top sale in the period | $50,000,000 |
| Houses for sale today | 139, from $489,000 to $148,000,000 |
| Middle asking price today | $3,350,000 |
| For sale under $1.5M today | 27 |
| For sale at $5M and up today | 46 |
Why is the asking median so far above the sold median? Because the top of the list is heavy. Forty-six of the 139 houses for sale are priced at $5 million or more, and those sit longer. The houses priced where buyers actually are, they move.
Take the last 12 months of sales and line them up against what's for sale right now, band by band (Flexmls, 2026-10-02):
| Price band | Sold in last 12 months | For sale today | Months of inventory at that pace |
|---|---|---|---|
| Under $1.5M | 114 | 27 | about 2.8 |
| $1.5M to $5M | 217 | 66 | about 3.6 |
| $5M and up | 74 | 46 | about 7.5 |
Read that table like this.
Under $1.5 million, there's less than three months of houses on the shelf. That's a seller's band. A good one priced right won't wait for you to think about it over the weekend.
From $1.5 to $5 million, it's tighter than you'd guess, about three and a half months. Most of the sales happen here.
At $5 million and up, you have time and you have leverage. Seven and a half months of supply means sellers in that band are negotiating, whether the list price says so or not.
And the bottom of the market is thin. Today's lowest asking prices are $489,000 for a 2-bedroom built in 1930, then $839,900 and $849,900 for 3-bedroom houses built in 1968 and 1944. If your budget is under $1 million, the list is short, and most of what's on it is old.
Now let me shoot you straight. In a city where a lot of the houses on the list were built in the 1930s and 1940s, the price is rarely what goes wrong. These are:
None of this is a reason to walk away. It's a list to have answered before you're committed.

If you need a new house under $1 million, Coral Gables mostly isn't that market. The short list under $1 million is older homes.
If you want acreage, a barn or room for a boat and an RV, look north. Western Palm Beach County is built for that.
If you don't want to deal with permit history, historic rules or an older roof, budget for a newer house, or look next door in South Miami or Pinecrest and compare.
Most Coral Gables buyers at these prices own something already. A house in Miami. A place up north. A home in Palm Beach County you're finally trading.
The hard part is the timing. Sell first and you might be renting for a month. Buy first and you're carrying two places. The Wilder Way to Sell and Buy is how we line up both closings so you don't have to choose.

Single-family homes in Coral Gables sold for a median of $2,200,000 over the last 12 months, across 405 sales (Flexmls, pulled 2026-10-02). The middle half sold between $1,400,000 and $3,650,000. The middle asking price today is higher, $3,350,000, because the expensive end of the list sits longer.
Our MLS feed shows 139 single-family homes for sale in Coral Gables today, from $489,000 to $148,000,000 (Flexmls, 2026-10-02). Twenty-seven are priced under $1.5 million, and 46 are priced at $5 million or more.
Yes, but the list is short. Today 27 Coral Gables houses are priced under $1.5 million, and 114 sold under $1.5 million in the last 12 months, which works out to under three months of supply (Flexmls, 2026-10-02). Our free guide, The Wilder Way Home, shows what to check on an older house before you offer, or call Brian Wilder, 561-201-4717, Keller Williams Realty. It depends on the price. Under $1.5 million, there's about 2.8 months of inventory at the last year's sales pace, which favors sellers. At $5 million and up, there's about 7.5 months, which gives buyers room to negotiate (Flexmls, 2026-10-02).
Ask the City of Coral Gables whether the house is historically designated before you plan changes. Then get the permit history, an insurance quote on the exact address, the flood zone, and a four-point and wind mitigation report. The Wilder Real Estate Group walks every buyer through that list before they're committed.
Found one you like? Send me the address. I'll tell you what I'd want checked before you go further, and whether the asking price lines up with what's actually selling in that band.
