Acreage Florida means The Acreage, an unincorporated community in western Palm Beach County where most single-family homes sit on one to two and a half acres. As of October 17, 2026 there are 83 active single-family listings, from $499,000 to $1,995,000. Double-check the listing you are interested in.
Head west on Northlake Boulevard and keep going. The lots open up, the horse trailers and boat trailers show up in the driveways, and the pool has room around it. That is the draw. It is also why the price tags and the fees do not line up from one street to the next, so here is how the market breaks down before you drive out.
The Acreage is not one product. The active listings split into groups, and mixing them up is the most common mistake I see from buyers who search "acreage" and then wonder why the prices and fees look different.
| Measure | Acre-plus lots | Small-lot HOA pockets |
|---|---|---|
| Active listings (Flexmls, 2026-10-17) | 65 on one acre or more, 60 of them between 1 and 2 acres | 16 on less than one acre |
| Starting price | Acre-plus homes start at $525,000 | Start at $499,000 |
| HOA | Mostly none, with a few exceptions such as Deer Run | Yes. Listed fees run from $115 to $389 a month, and two listings show quarterly dues |
| Water and sewer | Private well and septic is the norm | Check each listing |
| Examples in the listings | Tangerine Boulevard, Sycamore Drive, Deer Run | Cresswind Palm Beach, Sky Cove South, Arden, Hammocks of Westlake |
Two more active listings show no lot size on the MLS record, so they sit outside the table. Confirm lot size and fees on the listing itself.
The small-lot pockets are inside The Acreage city of record on the MLS, but they live like a regular HOA neighborhood. If you want room for horses, a workshop or a pool with space around it, you are shopping the left column. If you want a smaller yard and an association handling the common areas, the right column may fit better.
Between October 2025 and September 2026 the monthly median sold price in The Acreage ran between $585,000 and $703,500. September 2026 came in at $675,000. Over the same twelve months, 252 residential sales closed here (Flexmls, pulled 2026-10-17).
At the top, the most expensive active listing is $1,995,000 on 1.37 acres. The next one down is $1,740,000 on 2.51 acres. The range is wide because lot size, house size and condition move the number more than the ZIP code does.
Almost every acre-plus home here runs on a private well and a septic system. That is normal, and it is also where buyers get surprised. The Florida Department of Health in Palm Beach County regulates, permits and monitors septic systems, and septic plans must be approved before a building permit can be issued. If you plan to add a pool, a guest house or a barn, ask about septic capacity before you make an offer, not after.
Two inspections I want on every acreage purchase: a septic inspection and a wood-destroying organism inspection. I wrote up the termite side here: WDO inspections for Acreage properties.

No HOA does not mean no rules. Much of The Acreage sits inside the Indian Trail Improvement District, a special district that builds and maintains roads and runs the drainage system, and that assesses landowners each year by the acre. Ask for the current assessment on the specific parcel, and ask whether the road in front of the house is paved or rock. Some streets are very different from others.
