Why does a house in Miami Beach cost so much more than the condo you were picturing? Because the houses are a small, island-bound market where land sets the price. In the 12 months to October 22, 2026, 263 houses sold at a median of about $4,325,000, and only 11 sold under $1 million. As of October 22, 2026, 175 houses are for sale, with a middle asking price of $5,495,000 (Flexmls).
Most people who search "house in Miami Beach" are picturing a condo price with a yard attached. That house is rare. Miami Beach is mostly condos, and this page covers houses only. Para atención en español, Lucy Lopez de nuestro equipo atiende a compradores de habla hispana.
| Price band | Sold, last 12 months | For sale now | Months of supply at that pace |
|---|---|---|---|
| Under $1,000,000 | 11 | 6 | about 6.5 |
| $1,000,000 to $3,000,000 | 88 | 37 | about 5.1 |
| $3,000,000 to $5,000,000 | 45 | 39 | about 10.4 |
| $5,000,000 to $10,000,000 | 54 | 45 | about 10.0 |
| $10,000,000 and up | 65 | 48 | about 8.9 |
| All houses | 263 | 175 | about 8.0 |
Read the bands separately. Under $3 million, supply runs about 5 to 6.5 months, close to balanced. The under-$1 million band is tiny (11 sales), so one or two listings move that number a lot. Above $3 million, supply runs about 9 to 10.4 months. That is a buyer's market by any normal yardstick, and it is where you should push hardest on price and terms.
The top is real, too. Sixty-five houses sold for $10 million or more. The highest was $72,000,000.
Eleven houses sold under $1 million in the last 12 months. Six are listed as of October 22, 2026, asking from $439,000 to $915,000, mostly in ZIP 33141 (the north end), including Isle of Normandy and Biscayne Beach subdivisions as MLS lists them. Check each listing: some low-priced entries sit in condo-named subdivisions, so confirm what you would actually own.
Let me shoot you straight. If you need a single-family house and your ceiling is under $1 million, Miami Beach will mostly mean waiting for one of a handful of listings a year, often older and smaller, and often on a waterway where flood insurance and elevation matter as much as the price. Get those numbers before you fall for a backyard.
If what you want is the South Florida beach life at a house price you can live with, price other towns side by side before you spend a year waiting. That is a conversation worth having early.
That is what The Wilder Way Home is built for. It is our free buyer's guide: what to check before you offer, how to read flood and insurance costs, and where buyers leave money on the table. Available in English and Spanish.

A lot of Miami Beach buyers are selling something first. A condo on the island they have outgrown. A house in Broward or Palm Beach County. A place up north.
The hard part is timing. You do not want to sell, then rent for six months waiting on the right house to come up. The Wilder Way to Sell and Buy is how we line up both sides so you are not carrying two payments or living out of boxes.
