If You’re a Buyer
If you’re buying a primary residence and the payment works today, buy based on today’s reality.
Waiting for a tax story that is not confirmed can cost you more than it saves. Inventory changes. prices move. competition shifts. Your decision should come from your payment, your timeline, and your fit with the property — not a future policy assumption.
If You’re Waiting for Rates to Drop
Most buyers who are “waiting” are actually waiting on two different things at the same time: lower rates and more policy clarity.
That usually creates delay without a real benefit. If waiting improves your payment materially, fine. But if it just keeps you stuck while prices or competition change, that is not a strategy. That is drift.
If You’re a Seller
Price for the market you actually have, not the market you hope shows up later.
Buyers are not writing offers today based on a guaranteed future tax break. Overpricing on that assumption can cost you momentum, days on market, and negotiating leverage. Correct pricing now still wins.
If You’re 55+ or Retiring
This is still a real affordability conversation. But it needs to be based on the costs you know today.
Run the math on your payment, insurance, HOA if applicable, and current property taxes. Then decide whether the Palm Beach County lifestyle works for your long-term plan.

This was never a direct tax benefit story for investors. It was always more relevant to primary residences.
But demand shifts still matter. If more people move from renting to owning over time, that affects inventory pressure, rent positioning, and long-term market behavior. That’s where investors should keep paying attention.
