Westlake Neighborhoods and the Builders Behind Them
Westlake is a master-planned city, and the MLS sorts homes by neighborhood. Names on this year's Westlake records include Orchards of Westlake, Pines of Westlake, Woodlands of Westlake, Sky Cove South and Cresswind Palm Beach.
The MLS builder field names Minto Communities on 80 of the 185 closed sales and Kolter Homes on 36, including Cresswind Palm Beach. A builder name on a resale record is the original builder, so a home listed under Minto may be a second or third owner's house. Ask which it is.
Westlake became a city on June 22, 2016, according to the City of Westlake (History & Incorporation of Westlake, westlakegov.com). Before that, the Seminole Improvement District, a special purpose government that has existed since the early 1970s, handled infrastructure and services, and the city says the district kept its regulatory and permitting powers after incorporation.
Westlake HOA Costs and Assessments: What to Ask Before You Buy
I have watched buyers fall in love with a model home and forget to ask about the monthly number. In Westlake the monthly number is where the surprises live.
Current listings show how wide the range is, and the MLS records the fee at different frequencies. One Orchards of Westlake listing shows $53.68 monthly. One Pines of Westlake listing shows $64.36 monthly. Cresswind Palm Beach listings show $1,099 quarterly. Do not compare those numbers until they are on the same monthly basis, and get the figure for your exact address.
Three things I would want in writing before you sign:
- The HOA, exactly, and what it covers.
- The full tax bill on the home, including non-ad valorem assessments. Ask how Seminole Improvement District assessments, if any, show up for that address.
- New build versus resale. Compare the two in the same neighborhood on final price, not list price.
