An unreleased lien usually means the debt was paid off, but the lien release was never properly recorded with the county.

This is extremely common with refinances from the 2005–2010 era, when lenders were processing massive volume and many companies later went out of business or got acquired.

If a lien shows active on title, the title company cannot issue clear title insurance.

Without clear title insurance:

  • The buyer’s lender won’t fund the loan
  • The closing must be delayed

  • Buyers: Ask early if the seller has refinanced multiple times and confirm title is ordered immediately.
  • Sellers: Keep payoff statements or old closing docs when possible—even digital copies help.
  • Agents: Don’t assume “clean title” early means “clean title” at closing. Final updates matter.
