Complexity because the price range spans from $650,000 to over $22 million, and the experience of living in Regency at Avenir is fundamentally different from living in Panther National, even though they share the same entrance off Northlake Boulevard.

What Life Actually Feels Like in Avenir
Avenir's location is its biggest asset and its most misunderstood characteristic. It sits off Northlake Boulevard in the western section of Palm Beach Gardens. That means you're not on the coast — the beach is 25–30 minutes east. But you're also not in the agricultural belt — you're in an established city with infrastructure, services, and a commercial tax base.
Daily life in Avenir revolves around the community amenities, which are substantial. The main clubhouse includes a resort-style pool, fitness center, tennis and pickleball courts, and event spaces. Each neighborhood has its own amenity package on top of the master community amenities. Panther National has the Jack Nicklaus golf course. Regency has its own 55+ clubhouse. The planned Town Center will eventually bring retail, dining, and office space to the community itself.
The commute reality: Downtown West Palm Beach is approximately 25–30 minutes. Palm Beach International Airport is about 25 minutes. The Gardens Mall and PGA-area dining are 15–20 minutes. Jupiter and its beaches are 20–25 minutes north. I-95 access is via Northlake Boulevard, which can get congested during peak hours.
The neighborhood feel changes dramatically depending on where you are. Apex and L'Ambiance feel like upscale suburban neighborhoods. Solana Bay feels more exclusive with its lakefront orientation. Panther National is a world apart — gated within the gate, with estate homes on a championship golf course. Regency and Esprit offer the 55+ lifestyle with dedicated programming and smaller-footprint homes designed for aging in place.

Avenir is zoned for Palm Beach County School District — specifically, Palm Beach Gardens-area schools. This is different from Arden and Westlake, which are zoned for Wellington-area schools. Verify current zoning before making assumptions, as school boundaries in this area have shifted with new school construction.
The Somerset Academy charter school within Avenir provides an on-site K–8 option. For high school, students are currently zoned for Palm Beach Gardens Community High School.
Youth sports access is strong. Palm Beach Gardens has extensive municipal sports facilities including soccer, baseball, and basketball leagues. The community's own amenities include tennis, pickleball, swimming, and trail systems for biking and running. The proximity to PGA National and other golf facilities makes Avenir attractive for families with junior golfers.
The trade-off versus Wellington-zoned communities: Wellington has a deeper youth sports infrastructure, particularly for equestrian sports, baseball (Okeeheelee Park), and established league programs. Avenir's programs are newer and still developing.

1. The Sell-Before-You-Buy Challenge
Most Avenir builders require 10–20% deposits and won't accept home-sale contingencies. If you need to sell your current home to buy in Avenir, the timing needs to be coordinated carefully. 2. Property Taxes Will Shock You in Year Two
Your first year's tax bill in Avenir will be based on unimproved land value — often $2,000–$4,000. Year two adjusts to the full assessed value of the completed home. On a $900,000 home, expect $16,000–$19,000 annually before homestead exemption. Budget for this from day one.
3. HOA + CDD Fees Are Layered
Avenir has master HOA fees plus individual neighborhood HOA fees. Total monthly fees typically run $400–$600+ depending on the neighborhood. CDD assessments are additional and appear on your tax bill. Ask for the complete fee schedule for your specific neighborhood before signing anything.
4. School Zoning Is Not Guaranteed
New school construction and redistricting happen regularly in Palm Beach County. Avenir's current school zoning is subject to change. Don't assume the school that serves the community today will serve it in three years. We verify current zoning for every client and flag any pending redistricting discussions.
5. Insurance Costs Have Changed the Math
Florida's insurance market has increased premiums significantly. New construction in Avenir is easier to insure than older homes, but budget $6,000–$15,000+ annually depending on home value and coverage level. This isn't a minor line item — it fundamentally affects your monthly housing cost.

Avenir vs. Arden
Avenir gives you a Palm Beach Gardens address, more builder choices, and higher-end options up to $22M+. Arden gives you more home for the money, the agrihood lifestyle, and Wellington-zoned schools. A family buying a $700K–$900K home should seriously compare both. The lifestyle difference is significant: Avenir is suburban-upscale; Arden is community-farm-lifestyle.

Avenir vs. Westlake
Westlake is the value play: townhomes from the mid-$300s, single-family homes from the mid-$400s, and no CDD fees. Avenir starts in the mid-$600s with CDD fees on top. But Avenir offers more builder variety, higher-end finishes, and the Palm Beach Gardens address. If budget is the primary driver, Westlake wins. If you're willing to invest more for location and exclusivity, Avenir makes sense.

Alton is the closer-in alternative — more established, closer to I-95, with Kolter Homes as the primary builder. But Alton is largely built out with limited new inventory.
