GL Homes single-family: $670K–$900K+ depending on model, lot, and upgrades. Floor plans range from 1,869 to 4,135 square feet with 2–5 bedrooms. Popular models include the Laguna, Largo, and Captiva. Lot sizes are typical master-planned — expect 50–70 foot frontages on standard homesites with premiums for lakefront and preserve lots.

Lennar twin homes: Starting around $480K–$525K for 3-bedroom designs. These are attached homes (duplexes) that provide the Arden lifestyle at a lower entry point. Lennar also offers townhomes in the $520K–$730K range.

Kennedy Homes estate collection: Higher-end options for buyers wanting more customization and premium finishes.

HOA fees run approximately $250–$400/month covering all community amenities including the farm, clubhouse, pool, fitness center, and trail maintenance. CDD fees apply and appear on your tax bill.

Within Arden: sports field, basketball, pickleball, tennis courts, and the trail system all see daily family use.

Five Things Every Arden Buyer Needs to Understand

1. You're Buying a Loxahatchee Address, Not Wellington

Arden is in unincorporated Loxahatchee, not the Village of Wellington. Mailing address: Loxahatchee, FL 33470. This matters for property taxes, services, and perception. Wellington-zoned schools are a function of district boundaries, not municipality.

2. CDD Fees Are Real and Ongoing

Like most master-planned communities, Arden has CDD assessments that fund infrastructure bonds. These appear on your tax bill annually and are in addition to HOA fees. Factor both into your monthly budget.

3. The Farm Is Not a Gimmick

Residents actively use the farm, attend programming, and pick produce regularly. It creates genuine community interaction that typical subdivision amenities don't replicate.

4. GL Homes Dominates — Pros and Cons

Consistent construction quality and neighborhood cohesion. But less builder variety than Avenir. If you don't connect with GL Homes' floor plans, options within Arden are limited to Lennar's smaller product or Kennedy's premium tier.

5. The Western Location Is a Feature, Not a Bug

You get more home, more land, better amenities, and lower cost per square foot than coastal communities. If your daily life revolves around Wellington or the western corridor, Arden's location is ideal.
