Amenities

A local agent website for Mission Bay, published in 2019, describes a tennis center with 12 courts, a lake-side pool, a 5,000 square foot fitness center with sauna and steam rooms, a play area and a clubhouse. Ask the association which facilities are open today and who can use them. Separately, the Evert Tennis Academy lists its campus at 10334 Diego Drive South in Mission Bay. It is a full-time academy, camp and boarding program, and its page does not say whether it offers membership or day enrollment.

Schools

School District of Palm Beach County attendance boundaries for SY2026-27 (14 Mission Bay addresses sampled across the villages) place every sampled address in Sandpiper Shores Elementary, Loggers Run Community Middle and West Boca Raton High School. Sandpiper Shores Elementary is at 11201 Glades Road in Mission Bay. The district assigns schools by address and can change boundaries, so check your address with the School District of Palm Beach County before you write an offer. The Florida Department of Education publishes the official school grades. One private option is the Evert Tennis Academy above, whose page does not publish grades or admission terms. Ask each school directly.

Shopping, dining and recreation

Along Glades Road and State Road 7 near the community, map listings show Whole Foods Market, Sprouts Farmers Market, Publix, The Fresh Market and a Walmart Supercenter, plus restaurants including Benihana, Lazy Dog, Bonefish Grill and Duffy's Sports Grill. By road, Whole Foods is about 2.6 miles and The Fresh Market about 2.3 miles from the Glades Road frontage in Mission Bay. Nearby county and local parks include Loggers Run Park, South County Regional Park and American Homes Park. Houses of worship in the area, listed by name only, include St. John the Evangelist Catholic Church, First United Methodist Church West Campus, Chabad of West Boca Raton and Our Lady of Lourdes Catholic Church. Hours and programs change, so check with each one.

Health care

West Boca Medical Center is on State Road 7, about 2.9 road miles from the Glades Road frontage in Mission Bay. Baptist Health Emergency Care, West Boca is at 10125 Glades Road in Mission Bay Plaza and is open 24 hours a day. Its own page says it is an emergency room and not an urgent care center, and that care is billed at hospital emergency room rates. Call 911 for a medical emergency.

Beaches, airports and getting around

Approximate road distances from Sandpiper Shores Elementary on Glades Road in Mission Bay, as of October 2026: the ocean at Boca Raton's South Beach Park is about 11.8 road miles and Red Reef Park about 12.5 road miles. President Donald J. Trump International Airport, the Palm Beach County airport formerly named Palm Beach International (PBI), is about 30.5 road miles from there, and Fort Lauderdale-Hollywood International is about 30.8 road miles. Distances are rounded. Travel times of roughly 25 minutes to the beach and 40 to 45 minutes to either airport assume free-flowing traffic, so treat them as estimates. The airport's name changed in July 2026 and its FAA identifier is changing to DJT, per Airline Geeks.

There is no single Mission Bay number. In the 38 sales, the association fee field ran from $100 to $1,150. Two active listings in Ventura and Tract D show both a $200 association fee and a separate $850 master association fee. Ask for the full cost in writing, what it covers, how often it is billed, and whether any special assessment is pending. Ask who manages the master association.

Property tax and insurance

These are separate costs from the HOA. Property tax depends on the assessed value of the address; look it up on the Palm Beach County Property Appraiser site and remember a purchase can change the assessed value. Insurance depends on the roof, age of systems, wind mitigation and flood zone, so get quotes before you commit. Flood zones vary by address, so check yours on the FEMA flood map.

What to watch out for

• Comparing a townhome price to a house price. They are different products in different villages.
• Looking at only one fee. Ask whether a village fee applies on top of a master fee.
• Trusting a ZIP code. Mission Bay listings carry both 33428 and 33498, so search by subdivision name.
• Skipping the roof, A/C and flood zone questions. Ask for age and permits.
