We recently represented buyers purchasing a luxury custom home in Jupiter Farms:

  • Contract price: $1,425,000
  • Appraisal value: $1,350,000
  • Gap: $75,000

The issue wasn’t the home. The issue was the lack of perfect comparable sales that could reflect the true value of a custom 5-acre estate with a barn and high-end finishes.


What Makes Jupiter Farms Appraisals So Difficult

  • No subdivision uniformity
  • Lot sizes vary widely (1.25 to 20+ acres)
  • Barns/pools/outbuildings vary property-to-property
  • Luxury finishes aren’t consistent across comps

  1. Buyer pays the gap (cash)
  2. Seller drops price
  3. Split the difference with leverage + documentation

In this case, we negotiated:

  • Buyer added: $25,000
  • Seller reduced: $50,000
  • Final price: $1,375,000

Why it worked: seller had been on market 90 days, had no other serious offers, and didn’t want to restart the entire process.
