This page is for buyers relocating to Palm Beach County from another state who want to buy before starting a Florida job. That includes families moving from New York, New Jersey, Connecticut, Massachusetts, Illinois, California, and other states where the job, home sale, and move timeline do not line up perfectly.
Option 1: Use Current Out-of-State Income
This is usually the first option to explore. If your current job is active and your income is documented, a lender may be able to use that income even though the home is in Florida. This works best when you have W-2 employment, consistent pay history, and a plan to stay employed through closing.
Option 2: Use a Florida Offer Letter
A signed offer letter can work when the job is salaried, documented, and starting within the lender’s allowed window. The offer letter should show employer name, salary, start date, and signatures. Reserves may be needed if there is a gap between closing and your first paycheck.
Option 3: Sell First and Bring Equity
Selling your northern home before buying in Florida may give you a stronger buyer position. Equity can reduce the loan amount, create reserves, or make a cash purchase possible. The trade-off is temporary housing and timing.
Option 4: Rent First
Renting first is not failure. It can be the right decision when job timing, school timing, or the sale of your current home does not line up. The downside is cost and delayed ownership. The upside is local knowledge and cleaner income documentation.

Get pre-approved before giving notice. Decide whether you are using current income, future income, equity, or rental bridge timing. Select communities based on your real daily life. Go under contract while your file is still clean. Close before making major employment changes.
