What the ballot does and does not mean
Florida voters are not deciding whether real estate is “good” or “bad.” They are deciding whether to approve a constitutional change that would affect homestead-related non-school property tax treatment.
That means the real estate question is secondary: how would that policy change affect buyer urgency, seller leverage, and household affordability for people already considering Palm Beach County?
For buyers
If this passes, I think some buyers who were already leaning toward Florida stop waiting and move faster. That could mean more competition, tighter inventory, and quicker price reactions in parts of Palm Beach County.
If it fails, the mistake is assuming the opportunity disappears. It doesn’t. The relocation story was already in motion before this ballot became part of the conversation.
For sellers
Sellers should not assume this policy alone determines home values. But if it passes, it could improve buyer confidence and speed up decision-making, especially for primary-residence buyers.
If it fails, sellers still need to focus on the things that always matter: pricing correctly, presenting the home well, and understanding what buyers are comparing your property against right now.

- Time on market for comparable homes
- How many financed buyers are still active
- Whether relocation buyers are speeding up or slowing down
- How your neighborhood is performing versus the county overall
Bottom line
The ballot matters. But it is not the only reason people buy in Florida, and it is not the only reason Palm Beach County has stayed on buyers’ radar. I think the smart move is to understand the policy, then make a timing decision based on your actual goals.
