Amara vs. Whitmore Estates by the Numbers

What the Builder's Site Won't Tell You
Straight talk. The lot story is not as simple as the brochure.
Amara was announced as an estate-homesite community, but the Amara homes in the MLS today sit on 0.22 to 0.42 acres. Whitmore Estates, which people call the standard-lot option, has current listings on half-acre homesites. If land is why you are here, get the exact homesite dimensions for the lot you want from the sales office in writing before you pick a floor plan.
Schools are the same story. Listings in this part of Palm Beach County can carry different school assignments, and boundaries change. Run the exact address through the School District of Palm Beach County's boundary locator before you count on any school.
And bring your own agent to the first visit. Ask the sales office for its broker registration policy in writing. A buyer who walks in alone and returns with an agent later sometimes finds the builder will not recognize that agent at all.
That is what The Wilder Way to New Construction is built for: what builders will not tell you until you have already signed. It is our free buyer's guide to new homes in Palm Beach County, including how we read a builder contract, what to get in writing, and where buyers leave money on the table.

What It Costs to Own at Amara Each Month
Three lines decide your monthly number beyond the mortgage.
The HOA. Current Amara listings show $399 to $453 a month. Ask what it covers; lawn care and gate staffing vary community to community.
No CDD. DiVosta states Amara has no Community Development District. Some new communities in Palm Beach County carry a CDD assessment on the tax bill, so this is a real difference. At Whitmore Estates, ask Lennar for the CDD answer in writing.
Property taxes. Look up the exact parcel's taxing districts and current bill on the Palm Beach County Property Appraiser site. New homes are assessed in stages, so a new build's first tax bill often understates what the bill will be the next year. Ask your lender to estimate on the full price, not on the first bill.
Who Amara Fits, and Who Should Keep Looking
Amara fits a buyer who wants new construction above $1.2 million, a detached home with room around it, a resort-style clubhouse and no CDD.
Keep looking if you want mature trees today, an established neighborhood, or a school assignment guaranteed in writing. Every Amara listing in the MLS is 2026 new construction, so ask for the delivery date before you plan the move. If you want more land and fewer rules, Amara is not that either. There is an HOA and it has a say.

Selling Your Current Home Too?
At this price point, most buyers touring Amara own a home already. A builder's closing date moves. Your buyer's closing date does not wait. Lining those two up is the difference between one move and two, or one mortgage and two.
