Casi lo dejé pasar. Pero pensé en cuántas mesas de cocina he visitado aquí después de que alguien ya lo intentó por su cuenta. Venderle a extraños en el mercado abierto aquí es otro animal completamente distinto, y falla por razones que casi no tienen nada que ver con la comisión. Falla por el pozo, la separación del séptico, los graneros sin permiso, y el hecho de que nadie le va a decir la verdad sobre su propia casa.

Craigslist o eBay

Lo que realmente cambió

Dos cosas se movieron bajo los pies de los vendedores. La mayoría de quienes venden por cuenta propia no saben de ninguna de las dos.

La primera es la compensación. Bajo las reglas que entraron en vigor en agosto de 2024, casi todo comprador que trabaja con un agente ahora firma un acuerdo por adelantado que especifica cuánto se le paga a ese agente. Según la encuesta más reciente de la Asociación Nacional de Realtors, el 88 por ciento de los compradores trabajó con un agente o corredor. Si su anuncio de venta por cuenta propia no dice nada sobre la compensación del agente del comprador, usted no ahorró dinero. Eliminó a la mayoría de los compradores antes de que alguien tocara la puerta.

Lo segundo no cambió en absoluto, y ese es el punto. El deber de divulgación del vendedor en Florida viene del caso Johnson v. Davis, decidido por la Corte Suprema de Florida en 1985. Surgió de una venta en el condado de Broward donde los vendedores le dijeron a los compradores que el techo estaba bien. No lo estaba. La Corte determinó que cuando un vendedor sabe algo que afecta materialmente el valor de la propiedad, y no es fácilmente observable, y el comprador no lo sabe, el vendedor tiene el deber de divulgarlo. Eso reemplazó el viejo estándar de "que el comprador se cuide" en las ventas residenciales de Florida.

Ese deber lo sigue a usted personalmente. No le importa si tuvo un agente o no.

Junte esas dos cosas y obtiene la matemática que nadie dice en voz alta. La mayoría de los vendedores por cuenta propia terminan pagándole al agente del comprador de todas formas, solo para que le muestren la casa. Así que no se ahorró una comisión completa. Se ahorró la mitad. Y bajo el Estatuto de Florida 475.278, la relación por defecto en este estado es la de corredor de transacción, lo que significa que el agente del otro lado está manejando la transacción del comprador, no protegiéndolo a usted.

Por qué esto importa aquí específicamente

The Acreage le da la mayor libertad por dólar en todo el condado de Palm Beach. También le exige más como propietario. Eso es cierto cuando vive aquí, y es el doble de cierto cuando vende.

Pozo y séptico

Si su comprador usa financiamiento FHA o VA, el tasador y el suscriptor van a medir. La guía de HUD busca al menos 50 pies entre el pozo y el tanque séptico, 100 pies entre el pozo y el campo de drenaje (reducible a 75 donde la autoridad local lo permita), y 10 pies hasta el límite de la propiedad, además de una prueba de agua que cubra nitrato, nitrito, coliformes totales y E. coli. Graneros, cobertizos, cocheras, terrazas cerradas, el porche que alguien cerró en 2009. Un tasador no le da ningún crédito de pies cuadrados por espacio habitable sin permiso, y un permiso abierto que nunca se finalizó va a detener su cierre mientras busca un contratista que puede que ya ni exista. Levantamiento topográfico y servidumbres

El costo escondido. No es la comisión. Es el descuento que se lleva un listado viejo. Una casa que se queda sentada se negocia como un activo en apuros sin importar la condición en que esté, y esa brecha con frecuencia supera toda la comisión que intentaba ahorrarse.

Selling By Owner in The Acreage: What Actually Goes Wrong

Somebody posted the question in one of the Acreage neighborhood groups last week. Should I sell my house myself? Thirteen comments. Every one of them said hire a Realtor. I'm a Realtor and I still think that's a lazy answer.

I almost scrolled past it. Then I thought about how many kitchen tables I've sat at out here after somebody already tried it themselves. By then the house has been sitting ninety days, the public days-on-market counter is running, and every buyer in Palm Beach County has already decided something must be wrong with it.

So let me shoot you straight, the way I'd tell my own family.

The 30-second answer

Selling by owner is the right call when you already have your buyer. A neighbor, a cousin, the guy who's been asking about your place every Christmas. That's not a marketing problem. That's a paperwork problem, and you solve it with a real estate attorney and a title company.

Selling to strangers on the open market out here is a different animal, and it fails for reasons that have almost nothing to do with commission. It fails on wells, septic separation, unpermitted barns, and the fact that nobody will ever tell you the truth about your own house.

Craigslist or eBay

Here's how I think about it.

Selling it yourself is Craigslist. Whoever sees it, sees it. And the person who found your house on Craigslist came looking for a discount, because that is what Craigslist is for. That's not an insult to you or to them. It's just what that venue signals.

What I do is closer to eBay. Broader reach, everybody sees it at the same time, and the ones who want it have to compete for it. That's the auction effect, and it's the whole reason a listing gets exposed to the entire market in one week instead of trickling out. My job is not to find a buyer. My job is to find every buyer at once and get you the highest and best the market will bear.

You can sell a house on Craigslist. People do it every day. Just understand what you're signaling when you do.

What actually changed

Two things moved under sellers' feet. Most people selling by owner don't know about either one.

The first is compensation. Under the rules that took effect in August 2024, almost every buyer working with an agent now signs an agreement up front spelling out what that agent gets paid. In the most recent National Association of Realtors survey, 88 percent of buyers worked with an agent or broker. If your by-owner listing says nothing about buyer agent compensation, you didn't save money. You removed most of the buyer pool before anybody walked through the door.

The second thing didn't change at all, and that's the point. Florida's seller disclosure duty comes from Johnson v. Davis, decided by the Florida Supreme Court in 1985. It came out of a Broward County sale where the sellers told the buyers the roof was fine. It wasn't. The Court held that when a seller knows something that materially affects the value of the property, and it isn't readily observable, and the buyer doesn't know it, the seller has a duty to disclose it. That replaced the old buyer beware standard in Florida residential sales.

That duty follows you personally. It does not care whether you had an agent.

Put those two together and you get the math nobody says out loud. Most by-owner sellers end up paying the buyer's agent anyway just to get the house shown. So you didn't save a commission. You saved half of one. And under Florida Statute 475.278, the default relationship in this state is transaction broker, which means the agent on the other side is running the buyer's transaction, not protecting you.

You didn't cut out a middleman. You cut out your own.

Why it matters out here specifically

The Acreage gives you the most freedom per dollar in Palm Beach County. It also asks the most of you as an owner. That's true when you live here and it's twice as true when you sell.

Well and septic

If your buyer is using FHA or VA financing, the appraiser and the underwriter are measuring. HUD guidance looks for at least 50 feet from the well to the septic tank, 100 feet from the well to the drainfield (reducible to 75 where the local authority allows), and 10 feet to the property line, plus a water test covering nitrate, nitrite, total coliform and E. coli. Plenty of homes out here don't clear those distances, especially where a drainfield got replaced over the years without anybody thinking about where the well sat. Septic records for existing systems live with the Florida Department of Health in Palm Beach County. Pull yours before you list, not after you're under contract.

I tell buyers the same thing I'll tell you. Well and septic out here isn't complicated, it's just different. Inspect it before, every single time. That one is non-negotiable.

Permits

Barns, sheds, carports, screen enclosures, the porch somebody closed in back in 2009. An appraiser gives you zero square-foot credit for unpermitted living space, and an open permit nobody ever finalized will stop your closing while you hunt for a contractor who may not be in business anymore. Pull your permit history through the Palm Beach County Building Division. This is the single most common thing I watch kill an Acreage deal, and it is completely preventable.

Survey and easements

Indian Trail Improvement District drainage and canal easements run behind a lot of these parcels. Add fences over the line, sheds sitting inside an easement, a driveway that wandered. An old survey hides all of it. A new one costs a few hundred dollars and buys you a category of certainty.

And know your ITID assessments cold. They're non-ad valorem line items on your Palm Beach County tax bill, they pay for the roads and the canals and the parks, and a buyer coming from a gated community in Broward has never seen anything like them. If you can't explain them at the kitchen table, that turns into a price concession.

The part nobody tells you: showings, feedback, and price

You're going to be alone in your house with strangers. Showing them which door doesn't lock and where you keep things. If you're doing it anyway, the floor is this: never show alone, never after dark, get a photo of a driver's license before anybody comes down the driveway, and require a pre-approval or proof of funds before you schedule. Then call the loan officer and confirm it. A website pre-qual is not a pre-approval, and those letters are easy to fake.

You have no reference point. Most people sell one or two houses in a lifetime. So when the inspection comes back with a repair request that feels large, you have no way to know whether that's normal or a shakedown. Here's what I've watched for almost thirty years. Sometimes a buyer doesn't walk over the repair. They walk because the repair became permission to leave. Telling those two buyers apart is most of the job.

Nobody will give you honest feedback. Nobody stands in your kitchen and says it smells like dog or the bathroom is dated. They say it's beautiful, thank you, and they leave. Agents tell other agents the truth. That loop is how a listing gets corrected in week two instead of week twelve.

And an appraisal is not the market. I've had homes appraise at one number and the market flat out disagree, in both directions. An appraisal is one person's opinion built off closed sales that are already thirty to ninety days old, so in a moving market it lags. Out here it lags harder, because the comps genuinely aren't comparable. Value in The Acreage runs down a road hierarchy: paved county road, then concrete driveway, then asphalt, then millings, then rock and dirt. That order is worth real money and it appears in no public data feed anywhere. Two houses with identical square footage a quarter mile apart are not the same house. Price off the wrong one and you'll never know why nothing happened.

The timeline that actually governs you

Week one is the whole ballgame. Every buyer already active in the market sees your house the day it goes live. Price it wrong and you burn your entire existing audience at once, and you don't get them back, because they already dismissed you. After that you're living on whatever new buyers enter the market each week, and that's a trickle.

Weeks two and three tell you what went wrong. Views but no showings is price or photos. Showings but no offers is condition, or price relative to condition. No showings at all after two weeks is price, full stop, and waiting does not fix it.

When you adjust, clear a search bracket or don't bother. A small reduction buys you another month of sitting there. Buyers search in round numbers. If your reduction doesn't land you in a new bracket, you didn't reach a new audience. You just told the old one you're negotiable.

What I'd tell you to do

If you already have your buyer: hire a Florida real estate attorney, pick a title company, get a net sheet, and go. You don't need me and I'm not going to pretend otherwise.

If you're determined to sell to strangers yourself: pull your permit history, pull your septic records, get a current survey, get an appraisal, and get a net sheet from two or three title companies with your mortgage payoff and a few different sale prices plugged in. Do all of it before the sign goes up. Every one of those is cheap next to the week-four surprise.

If you're not sure: interview two or three agents and ask each one what specifically is going to go wrong with your parcel. Not what they charge. What breaks. If somebody can't answer that about a well-and-septic property with a barn on it, keep interviewing.

And the alternative nobody offers: do nothing yet. If you're a few years out from moving anyway and the number isn't there, waiting is a real strategy, not a failure.

Brian's judgment layer

Who does well by owner. The seller who already has the buyer. The seller whose house is clean, permitted, recently inspected and sitting on a paved road. The seller with time and no deadline. That person can do this and keep the money, and I'll tell them so to their face.

Who regrets it. The seller with an unpermitted addition and an old drainfield who priced off a portal estimate and the neighbor's asking price. Ninety days later the listing is stale, the only offers came from investors who smelled blood, and the eventual sale price lands below where a correctly priced listing would have closed in week two.

The hidden cost. It isn't commission. It's the discount a stale listing takes. A house that sits gets negotiated as a distressed asset no matter what condition it's in, and that gap routinely runs past the entire commission you were trying to save.

The honest alternative. A lot of Acreage sellers right now are heading for the hills — cashing out and running to North Florida, Georgia, the Carolinas, chasing what The Acreage used to feel like. If that's the plan, your net proceeds are the entire point of the exercise, and the biggest suitcase of cash I can get you for this house is exactly the conversation to have before you decide who lists it. Do I have to pay a buyer's agent if I sell by owner in Florida?+
No, but most by-owner sellers do. Roughly 88 percent of buyers work with an agent under a signed compensation agreement, so a listing that offers the buyer side nothing is effectively invisible to most of the market. What happens if I forget to disclose something?+

Will FHA or VA buyers have a problem with my well and septic?+
They can. HUD guidance looks for at least 50 feet from well to septic tank, 75 to 100 feet from well to drainfield depending on the local authority, at least 10 feet to the property line, plus a water test. A number of older Acreage properties don't meet those distances, and it usually surfaces during underwriting rather than at inspection, which is the worst possible timing.
Does an unpermitted barn or addition hurt my sale price?+
Yes, twice. The appraiser gives you no square-foot credit for it, and an open or missing permit can hold up closing until it's resolved. Pull your permit history with the Palm Beach County Building Division before you list. This is the most common preventable deal killer in The Acreage.
How do I know if my house is priced right?+
Read the funnel, not the opinions. Views without showings means price or photos. Showings without offers means condition, or price relative to condition. No showings after two weeks means price. When you cut, clear a search bracket, because buyers search in round numbers and a small reduction only tells your existing audience you're negotiable.
Can I use ChatGPT to pull comps on my address?+
Not for pricing. I build AI systems for my own business and use them every day, so I'm not against the tools. But a general chatbot has no MLS access and cannot see closed sales, concessions, or how many times a listing fell out of contract. Out here you also have to adjust for lot size, paved versus dirt road, canal frontage, whether the barn is permitted, and which ITID unit you're in. It will hand you a confident number and be badly off, and it sounds just as sure either way.
What are ITID assessments and will they scare my buyer?+
They're non-ad valorem assessments from the Indian Trail Improvement District that show up on your Palm Beach County tax bill and fund the roads, drainage and parks in The Acreage. They don't scare an informed buyer. They scare an uninformed one, which is why you need to be able to explain them before the first showing.
