Free Buyer's Guide Call Brian: 561-201-4717

I've sold homes across Palm City and Martin County since 1996. Here's the honest version of Evergreen — the parts that matter and the parts most listings skip.

What Evergreen actually is

A single-family residential community in Palm City. Homes are on public water and sewer, on the inland side of Palm City, Martin County, with quick access to I-95 and the Turnpike and the everyday shopping around Martin Downs and Treasure Coast.

The right buyer here is usually a family buyer who wants a Palm City address, Martin County schools, and a manageable price point. A quick note to avoid confusion: this Evergreen is in Palm City and is a separate community from Evergreen Club in Hobe Sound — different neighborhood, different area, so make sure you're looking at the right one.

Pre-offer checklist for Evergreen

  • School zone: Verify the exact zoned schools for the specific address at martinschools.org before any offer — for a family community this is often the whole reason for the purchase, and boundaries change.
  • HOA financials: Get the current HOA financials in writing — reserves, the reserve study, and any pending or recent special assessments — before any offer.
  • CDD bond (if any): On some Palm City communities a CDD bond remains on the tax bill. Confirm whether any CDD line applies to the specific lot before any offer.
  • Home age and systems: Confirm roof age, systems, and any four-point/wind-mitigation items that affect insurance cost, especially on older homes.

The honest trade-off

Who thrives in Evergreen: the family buyer who wants a solid Palm City address and schools at a reasonable price.

Who regrets it: the buyer who skips the HOA and insurance homework — reserves, assessments, and any CDD line are the real cost drivers, not just the sticker price. And the buyer who confuses it with Evergreen Club in Hobe Sound.

Honest alternative: if you want more land, I'll show you acreage nearby. If you want a gated or lake community, I'll point you to one. That's the job.

Phil Foster Park

900 E. Blue Heron Blvd, Riviera Beach

Riviera Beach Marina Village

200 E. 13th St, Riviera Beach

Sailfish Marina

98 Lake Dr, Palm Beach Shores

Propiedad destacada: 736 Lagoon Drive, North Palm Beach

Peanut Island: The 79-Acre Backyard Most People Don’t Know They Own

A man-made island in the Lake Worth Inlet with a presidential fallout shelter, a manatee lagoon, and a sandbar that turns into the best neighborhood in Palm Beach County every Saturday. Here’s the history, the practical stuff, and what it has to do with what your house is worth.

The 30-Second Answer

Peanut Island is a 79-acre county park in the Lake Worth Inlet, reachable only by boat, kayak, or water taxi. Dredged into existence in 1918 when the inlet was cut, it holds a Cold War fallout shelter built for President Kennedy, a snorkeling lagoon, 1930s Coast Guard buildings, and a tent campground. The JFK bunker has been closed to tours since 2017 and is currently under a multi-million-dollar Palm Beach County restoration ahead of a planned reopening. Launch from Phil Foster Park, Riviera Beach Marina Village, or Sailfish Marina.

Brian Wilder on Peanut Island — the history, the sandbar, and what it means if you’re buying on the water in Palm Beach County.

Ask most people what makes Palm Beach County worth the price of admission and they’ll point you to the mansions on the island, the golf, the shopping on Worth Avenue. All real. But the thing that actually keeps people from ever leaving is the water.

I’ve been selling real estate here since 1996 — 1,500-plus homes — and I’ll tell you the single most underrated piece of this county is a man-made island sitting in the middle of the Lake Worth Inlet that half the population drives past without ever setting foot on.

Peanut Island. If you own a boat, a jet ski, a paddleboard, or just a cooler and a friend with any of those, this place is your backyard. Here’s the backstory, what’s actually out there right now, and a few things I’ve learned the hard way running my own boat over.

Where It Came From (and Why It’s Called Peanut Island)

Peanut Island isn’t natural. It was created in 1918 out of the material dredged up when they cut the Lake Worth Inlet and built the Port of Palm Beach. It started as a roughly 10-acre pile of spoil called Inlet Island and has grown to the 79 acres out there today.

Here’s a detail most locals don’t know: the engineer credited with the inlet project was General George Washington Goethals — the same man who served as chief engineer of the Panama Canal.

The “Peanut” name came from a business that never really happened. In the 1940s the state permitted a peanut oil operation on the island. It was gone by 1946 — accounts differ on whether it ever meaningfully operated — but the name stuck anyway. Classic Florida: the thing that didn’t work is the thing everybody remembers.

The Kennedy Bunker Nobody Was Supposed to Know About

This is the one that stops people cold. You’re out on the sandbar with a drink in your hand and somebody says, “You know they built JFK a nuclear bunker on this island, right?” Half the boat doesn’t believe it. It’s true.

When John F. Kennedy took office, his family already wintered at their Palm Beach estate — the “Winter White House,” right across the water. This was the peak of the Cold War, Cuba is 90 miles off our coast, and the real fear was a strike arriving with almost no warning. If that happened while the President was down here, he needed somewhere to disappear to fast. Peanut Island was minutes away by boat or helicopter.

In December 1961, in the run-up to the Cuban Missile Crisis, the Navy’s Seabees quietly built a fallout shelter on the island, code-named Detachment Hotel. A corrugated tunnel entrance that turned ninety degrees to blunt a blast, feet of earth and a lead-lined roof overhead, a decontamination room, a radio room. Built to hold about 30 people for roughly 30 days. A doomsday bunker for the President, on a spoil island in our inlet, and almost nobody knew.

What’s happening with it now — and why it matters

It barely got used. Kennedy was killed in 1963 and the shelter eventually fell into disrepair before the local maritime museum restored it and ran public tours. Those tours stopped in 2017 and have not resumed.

But this is the part most people around here still haven’t caught up on: it’s not abandoned — it’s being rebuilt. Palm Beach County voted in January 2022 to take over the site and restore it before reopening it to the public. County parks leadership has described mold and structural instability that made the interior genuinely unsafe, air that wasn’t breathable, and a project running into the millions. The same effort covers the 1936 Coast Guard station and boathouse standing alongside it. The county has said the plan is guided tours for a small fee once the work is finished.

So today it’s still just a great local fact, not a family outing. But it’s a fact with a countdown on it. When that bunker reopens, this island stops being the place locals take visitors and starts being a destination with a line. If you’re looking at water access out here, that’s worth knowing before it’s obvious to everyone else.

What’s Actually Out There Now

In 2005 the county turned the island into a legitimate park, and it’s been improved steadily since. What you’ll find today:

  • The snorkeling lagoon on the southeast side, built around a man-made reef and ringed by a walkway and picnic shelters. Here’s the honest version most write-ups skip: the lagoon doesn’t flush well with the tides, so visibility can be more lake than ocean. What it’s genuinely great for is calm, protected water and manatees, which drift through in the cooler months. If you want fish, go to the eastern shore facing the inlet — the rock breakwaters over there hold real structure and real sea life. Snorkel it near high tide.
  • A tent campground. You can camp overnight on an island in the middle of the inlet with the West Palm skyline lit up across the water. Sites are limited and reservations go fast — book well ahead.
  • A fishing pier, a paved loop path around the whole island, picnic cabanas with grills, restrooms, and day-use docks if you’re coming in by boat.
  • The old Coast Guard station, built in 1936, which ran beach patrols and search-and-rescue out of the inlet during World War II — still standing right alongside the bunker, and part of the same county restoration.

You get there by private boat, kayak, or the water taxi that runs out of the marinas. No bridge, no car. That’s the whole point — it keeps the crowd to people who actually made the effort.

Getting Your Skis and Boats in the Water

If you’re launching your own, there are three easy drop-in points, all within a few minutes’ idle of the island.

Phil Foster Park

900 E. Blue Heron Blvd, Riviera Beach

The go-to ramp, right under the Blue Heron bridge. Where most of the jet ski crowd drops in. Also the most famous shore dive in the state, so expect divers in the water — watch your wake and your prop.

Riviera Beach Marina Village

200 E. 13th St, Riviera Beach

Ramps plus the whole marina village built out around it. Easy paddlecraft launch here too if you’re kayaking over.

Sailfish Marina

98 Lake Dr, Palm Beach Shores

Closest to the inlet, and they run a water taxi if you’d rather leave the boat home entirely.

From any of the three you’re at Peanut Island in minutes. On a Saturday you’ll see everything from 14-foot skiffs to center consoles to a wall of jet skis all pointed the same direction.

Where to Eat Without Leaving the Water

Half the fun out here is that you never really have to touch dry land the normal way. Two reliable dock-and-dine stops within a few minutes of the island:

  • Sailfish Marina Resort (98 Lake Dr, Palm Beach Shores) — closest to the inlet and the classic pre- or post-island stop. Tie up on the Intracoastal and walk in. If you had a good day fishing, bring them your catch and they’ll cook it.
  • Rafiki Tiki Bar & Grill at Riviera Beach Marina Village (190 E. 13th St) — right on the water at the marina, casual, exactly the kind of place you roll into barefoot straight off the boat.

There’s more scattered around the inlet if you want to make a day of it — the tiki bars and grills tucked into the Singer Island and Palm Beach Shores resorts along the water. One practical note: dockage at any of these is first-come and it fills on weekends. Call ahead if you’re running a bigger boat.

The Part That Actually Makes It Home

I’ve been running boats out to Peanut Island for years, and the stuff I remember has nothing to do with the history plaques.

The sandbar

On the north side of the island, when the tide drops out, a big shallow sandbar comes up out of the water — warm, ankle- to knee-deep, clear. It’s not a wild scene and nobody’s running aground trying to get there. It’s just the spot where everybody hangs out. Boats ease up and raft together, music going, people standing around in a foot of water like it’s the neighborhood driveway, kids and dogs splashing. You can spend a whole Saturday out there and never put shoes on.

The grill barge

My favorite fixture on that sandbar is a buddy of mine’s pontoon boat. No motor. Nothing. It’s a pontoon he keeps hard-anchored right there with a grill mounted on the deck — that’s the whole operation. When we want to hang out, everybody pulls up to it, ties off, and we grill and eat standing on the water. No dock, no restaurant, no reservation.

It might be the most Palm Beach County thing I know: a boat that doesn’t go anywhere, and it’s still the best seat in the house.

Why Any of This Matters If You Live Here

I sell real estate for a living, so here’s the honest tie-in. People move to Palm Beach County for the house. They stay because of days like the ones I just described — the ones you can’t put in a listing photo. A 79-acre island with a presidential bunker, a manatee lagoon, a sandbar that turns into a hangout, and a motorless pontoon with a grill on it. That’s not an amenity. That’s a lifestyle, and it’s the reason the people who buy here rarely sell.

But here’s what makes it real instead of a nice story: it only works if your home actually puts you on the water. Deep water. No bridge openings between you and the inlet. That’s the difference between a house near the water and a house that lets you untie the lines and be at Peanut Island before your buddies have the grill lit.

What most agents won’t tell you: “waterfront” on a listing sheet can mean four completely different things — a fixed 65-foot bridge in your path, a drawbridge on a restricted opening schedule, a canal that silts in at low tide, or genuine deep-water access. Those are not the same asset and they don’t hold value the same way. Ask which one you’re actually buying, and get the answer in writing before you’re under contract.

Featured Listing: 736 Lagoon Drive, North Palm Beach

If you want to know exactly what I mean, this is it. 736 Lagoon Drive is a 2023-built waterfront home on a protected basin in North Palm Beach. From its own dock, Peanut Island is roughly a 15–20 minute run depending on how the manatee zones are posted and how you handle the idle stretches. Everything in this article is reachable before lunch.

This one was built for a boater who’s serious about it:

  • Roughly 80 feet of deep-water frontage on a wide, protected basin (about 226 feet across), with a turning basin right there. Dockage designed for large vessels and lift-ready.
  • Deep water and no bridge openings between the dock and the Palm Beach Inlet. Practical note for anyone running real air draft: the Blue Heron Boulevard bridge on the route south is a fixed span at roughly 65 feet of clearance, so confirm your vertical before you commit to a hull.
  • 7 bedrooms, 8 baths, approximately 7,992 sq ft, built in 2023 and lightly used as a seasonal residence.
  • Dual primary suites, private elevator, Thermador chef’s kitchen, full summer kitchen, impact glass throughout, and a 4.5-car lift-ready garage.
  • Infinity-edge saltwater pool with a fire spa, overlooking the water.

Offered at $7,290,000. It’s the kind of home where the Peanut Island lifestyle in this article isn’t a weekend trip you plan — it’s just what Saturday looks like.

Want to See It — or Figure Out Which Stretch of Water Fits You?

Deep water, bridge clearance, basin width, dockage, seawall condition. These are the things that separate a waterfront house from a boater’s house, and they’re the things I’d walk before you write an offer. That’s my whole world.

Peanut Island: Common Questions

Can you drive to Peanut Island?

No. There is no bridge to Peanut Island and no car access. You reach it by private boat, kayak or paddleboard, or by water taxi running out of Sailfish Marina in Palm Beach Shores or the Riviera Beach Marina. That access limitation is a large part of why the island stays as pleasant as it does on a busy weekend.

Is the JFK bunker on Peanut Island open for tours?

No. Public tours of the Kennedy fallout shelter stopped in 2017 and have not resumed. Palm Beach County took over the site in 2022 and is restoring both the bunker and the adjacent 1936 Coast Guard station, citing mold and structural problems that made the interior unsafe. The county has indicated it plans to offer guided tours for a small fee once the restoration is complete. You can still walk the island and see the exterior structures.

Where do you launch a boat or jet ski to get to Peanut Island?

Three ramps put you within minutes of the island: Phil Foster Park at 900 E. Blue Heron Blvd in Riviera Beach, Riviera Beach Marina Village at 200 E. 13th St, and Sailfish Marina at 98 Lake Dr in Palm Beach Shores. Phil Foster is the busiest and is also a heavily used dive site, so keep your speed down and watch for divers in the water.

Is the snorkeling at Peanut Island any good?

It depends where you get in. The man-made lagoon on the southeast side is calm and protected and is a reliable spot to see manatees in the cooler months, but it doesn’t flush well with the tides, so visibility is inconsistent. For actual fish, the eastern shore facing the inlet is the better water — the rock breakwaters there hold structure and sea life. Go near high tide either way.

Can you camp overnight on Peanut Island?

Yes. Palm Beach County operates a reservable tent campground on the island, with restrooms and showers for registered campers. Sites are limited and weekends book out well in advance, so reserve early. There is no food or beverage available for purchase on the island, so bring everything with you.

What does “no fixed bridges” actually mean when I’m buying waterfront in Palm Beach County?

It should mean nothing overhead limits your vertical clearance between your dock and the ocean. In practice the phrase gets used loosely, and it matters enormously depending on your boat. Heading south from North Palm Beach toward the Palm Beach Inlet, for example, the Blue Heron Boulevard bridge is a fixed span at roughly 65 feet. That is a non-issue for most center consoles and a serious issue for a tall sportfish or a sailboat. Brian Wilder’s advice on any waterfront purchase: get the actual route, the actual clearances, and the actual controlling depth confirmed in writing before you go under contract.

Does water access actually affect home value in Palm Beach County?

Yes, and not all water access is valued the same. Deep-water dockage with unobstructed ocean access commands a meaningful premium over a canal lot with depth or clearance limitations, because the buyer pool for a serious boat is different from the buyer pool for a water view. The Wilder Real Estate Group at Keller Williams Wellington evaluates frontage, basin width, controlling depth, bridge clearance, and seawall condition as separate line items rather than treating “waterfront” as one category.

Quick answer

Eagle Lake is a family community of single-family homes in Palm City, built around its namesake lake. It's a residential neighborhood — the lake is a central feature for the view and setting, not a boating destination. Homes are on public water and sewer, in the Martin County School District, minutes from I-95 and the Turnpike. Best fit for a family buyer who wants a Palm City address, schools, and a lakeside setting.

I've sold homes across Palm City and Martin County since 1996. Here's the honest version of Eagle Lake — the parts that matter and the parts most listings skip.

What Eagle Lake actually is

A family community of single-family homes in Palm City, built around its namesake lake. Homes are on public water and sewer, on the inland side of Palm City, Martin County, with quick access to I-95 and the Turnpike and the everyday shopping around Martin Downs and Treasure Coast.

The right buyer here is usually a family buyer who wants a Palm City address, Martin County schools, and a lakeside setting. The lake is the community's signature feature — lake-view lots are real and can carry a premium — but confirm what the lake actually allows: many Palm City community lakes are for the view and light use rather than open boating, so verify before you count on launching anything.

Pre-offer checklist for Eagle Lake

  • School zone: Verify the exact zoned schools for the specific address at martinschools.org before any offer — for a family community this is often the whole reason for the purchase, and boundaries change.
  • HOA financials and CDD bond: Get the current HOA financials in writing — reserves, the reserve study, and any pending special assessments — and confirm whether a CDD bond is still attached to the lot (a separate annual line on the tax bill).
  • The lake — what's actually allowed: Since the lake is the draw here, confirm exactly what the community permits — kayaks/canoes, electric trolling motors, fishing, or view-only — plus any lot premium for a lakefront home and the waterfront maintenance/shoreline rules. Don't assume boating from the name.
  • Home age and systems: Confirm roof age, systems, and any four-point/wind-mitigation items that affect insurance cost.

The honest trade-off

Who thrives in Eagle Lake: the family buyer who wants a Palm City address, schools, and a genuine lakeside setting — and who's confirmed what the lake actually allows for their plans.

Who regrets it: the buyer who assumes "Lake" in the name means open boating without checking, or who skips the HOA and insurance homework.

Honest alternative: if you want true open-water boating, I'll point you to a genuine waterfront Palm City community. If the lakeside setting is the appeal, Eagle Lake may be exactly right — once we confirm the lake rules. That's the job.

Eagle Lake FAQs

What kind of homes are in Eagle Lake?+
A family community of single-family homes in Palm City, Martin County, built around its namesake lake and on public water and sewer. The lake is the signature feature and lake-view lots are real. Inventory and pricing move with the market — I pull current actives and recent sales before you commit.
Can you use the lake at Eagle Lake?+
It depends on the community's rules, so confirm before you count on it. Many Palm City community lakes allow light use like kayaks, canoes, or fishing, while others are view-only with no boating. Since the lake is the draw here, I check exactly what's permitted — and any lakefront lot premium — before you write an offer, rather than assuming from the name.
What school district is Eagle Lake in?+
Eagle Lake is in the Martin County School District, a separate district from Palm Beach County. Verify the exact zoned schools for a specific address at martinschools.org/page/attendance-boundaries — not a listing site, and not a verbal agent confirmation. Boundaries change.
What's the HOA situation in Eagle Lake?+
Eagle Lake is an HOA community. Before any offer I obtain the current HOA financials in writing — reserves, the reserve study, and any pending special assessments — and I check whether a CDD bond is still attached to the lot, since that's a separate annual cost. I don't quote dollar figures from memory; those come from the documents, not a website.
Is Eagle Lake a good place to buy right now?+
That depends on what you're optimizing for, and I'll tell you straight rather than sell you. I've been doing this in this market since 1996, with over 1,500 closings. Call me at 561-201-4717 and I'll walk you through the trade-offs for Eagle Lake specifically.

Quick answer

Danforth is a well-established gated, family-friendly community of single-family homes in Palm City, built around community lakes with mature landscaping and amenities. Homes are on public water and sewer, in the Martin County School District, minutes from I-95 and the Turnpike. Lake lots are a real feature — for the view and setting, not boating. Best fit for a family buyer who wants an established gated Palm City home with amenities and good schools.

I've sold homes across Palm City and Martin County since 1996. Here's the honest version of Danforth — the parts that matter and the parts most listings skip.

What Danforth actually is

A well-established gated community of single-family homes in Palm City, built around community lakes with mature landscaping and family-friendly amenities. Homes are on public water and sewer, on the inland side of Palm City, Martin County, with quick access to I-95 and the Turnpike and the everyday shopping around Martin Downs and Treasure Coast.

The right buyer here is usually a family buyer who wants an established gated home, Martin County schools, and amenities without going to acreage. The lakes are a genuine plus — lake-view lots are real and can carry a premium — but they're for the setting, not boating; this isn't a dock community. Being an older, settled community, the trade-off is more mature homes rather than new construction.

Pre-offer checklist for Danforth

  • School zone: Verify the exact zoned schools for the specific address at martinschools.org before any offer — for a family community this is often the whole reason for the purchase, and boundaries change.
  • HOA financials: Get the current HOA financials in writing — reserves, the reserve study, and any pending or recent special assessments. In an established community, aging shared amenities can drive assessments, so the reserve health matters.
  • Home age and systems: Because Danforth is well-established, budget a full inspection — roof age, HVAC, plumbing, and a four-point/wind-mitigation review that affects insurance cost on older homes.
  • CDD bond (if any): On some communities a CDD bond remains on the tax bill; on older ones it's often paid off or was never used. Confirm whether any CDD line still applies to the specific lot before any offer.
  • Lake lots: If a home backs to a lake, confirm the lot premium, whether the lake is stocked/aerated or just retention, and any waterfront maintenance or use rules — many community lakes are look-only.

The honest trade-off

Who thrives in Danforth: the family buyer who wants an established gated Palm City home, mature amenities, good schools, and maybe a lake view — and who values a settled community over brand-new construction.

Who regrets it: the buyer who expects to launch a boat on the community lake, or who skips the inspection on an older home and gets surprised by roof or systems age. And the buyer who ignores the HOA reserve health.

Honest alternative: if you want new construction, I'll show you a newer Palm City community. If you want true boating water, I'll point you to a genuine waterfront one. That's the job.

Danforth FAQs

What kind of homes are in Danforth?+
A well-established gated, family-friendly community of single-family homes in Palm City, Martin County, built around community lakes and on public water and sewer. Homes are mature rather than new construction, with lake-view lots a real feature. Inventory and pricing move with the market — I pull current actives and recent sales before you commit.
Are the lakes in Danforth for boating?+
Generally no — the community lakes at Danforth are for the view and setting, not for boating, and many Palm City community lakes are look-only. If a specific home backs to a lake, I confirm what's actually allowed on the water, the lot premium, and any maintenance or use rules before you offer. If true boating access is your goal, I'll point you to a genuine waterfront community instead.
What school district is Danforth in?+
Danforth is in the Martin County School District, a separate district from Palm Beach County. Verify the exact zoned schools for a specific address at martinschools.org/page/attendance-boundaries — not a listing site, and not a verbal agent confirmation. Boundaries change.
What's the HOA situation in Danforth?+
Danforth is a gated HOA community. Before any offer I obtain the current HOA financials in writing — reserves, the reserve study, and any pending special assessments — which matter more in an established community with aging shared amenities. I also confirm whether any CDD bond still applies to the lot. I don't quote dollar figures from memory; those come from the documents, not a website.
Is Danforth a good place to buy right now?+
That depends on what you're optimizing for, and I'll tell you straight rather than sell you. I've been doing this in this market since 1996, with over 1,500 closings. Call me at 561-201-4717 and I'll walk you through the trade-offs for Danforth specifically.

¿A qué distrito escolar pertenece Creekside?+

I've sold homes across Palm City and Martin County since 1996. Here's the honest version of Creekside — the parts that matter and the parts most listings skip.

What Creekside actually is

A gated single-family community in Palm City. The name suggests water, but this is a family neighborhood — homes on public water and sewer, not a direct-waterfront or dock community. It sits on the inland side of Palm City, Martin County, with quick access to I-95 and the Turnpike and the everyday shopping around Martin Downs and Treasure Coast.

The right buyer here is usually a family buyer who wants a gated Palm City address, Martin County schools, and a manageable price point. Some homes may back to a community lake or preserve, which is a nice amenity — but if genuine water access is what you're after, I'll show you communities that actually have it.

Pre-offer checklist for Creekside

  • School zone: Verify the exact zoned schools for the specific address at martinschools.org before any offer — for a family community this is often the whole reason for the purchase, and boundaries change.
  • HOA financials and CDD bond: Get the current HOA financials in writing — reserves, the reserve study, and any pending special assessments — and, on a newer gated community, ask whether a CDD bond is still attached to the lot (a separate annual line on the tax bill).
  • Home age and systems: Confirm roof age, systems, and any four-point/wind-mitigation items that affect insurance cost.

The honest trade-off

Honest alternative: if you genuinely want water access, I'll point you to a true waterfront Palm City community. If you want more land, I'll show you acreage nearby. That's the job.
