The other thing you're buying is a 20-something-year-old house. Some have been redone top to bottom. Some still have the original kitchen. That's where the price spread comes from, and that's where your inspection money goes.

The roof and the AC. Homes here were built 2001 to 2006. If the roof is original, your insurance carrier will notice before you do. Ask for the roof year, the AC year and the wind mitigation report on day one, not after you're under contract.
The HOA, in writing. Most MLS records show about $210 to $225 a month, but a few show quarterly figures and one record looks like a typo. Several records say the fee includes security, cable TV, common areas and the recreation facility. Get the current budget and what it covers from the association itself.
The city on the paperwork. Every Nautica Isles sale in the last 12 months was recorded in Greenacres, 33463. If a website or a listing calls it West Palm Beach or Lake Worth, go by the legal description and the tax bill.
The schools. Current MLS records list Diamond View Elementary, Tradewinds Middle and Santaluces Community High. Boundaries change, so confirm the assignment for the exact address with the School District of Palm Beach County before you count on it.
