Silver Lakes Homes for Sale in Miramar
A straight read on Silver Lakes — what it actually is, who it fits, and what to check before you write an offer. No spin.
Silver Lakes is one master-planned community so large it spans two cities — Pembroke Pines and Miramar — and a substantial share of it sits on the Miramar side. It’s one of the largest master-planned family communities in South Florida: about 5,000 homes across 39 subdivisions on some 2,400 acres, built from 1990 around large lakes, in Broward County. On the Miramar side you get the same community — resort-style amenities, three parks and a tennis center, top schools including its own middle school — with a Miramar address, which can mean different city services, taxes, and some school assignments than the Pembroke Pines side. It isn’t one neighborhood but 39 subdivisions like Crystal Shores, Grande Cay, and Coconut Shores, some gated and some not, each with its own HOA. The checks that decide the buy are which subdivision the home is in, whether it’s gated and what its HOA covers, the home’s condition, whether it’s lakefront or interior, and the exact zoned schools for the address.
I’ve sold homes across Miramar and Pembroke Pines since 1996. Here’s the honest version of the Miramar side of Silver Lakes — the parts that matter across its subdivisions, and the parts most listings skip.
What the Miramar side of Silver Lakes actually is
Silver Lakes is one of the largest master-planned family communities in South Florida, in Broward County, built from 1990 — about 5,000 homes across 39 subdivisions on some 2,400 acres, home to more than 20,000 people, and one of the largest homeowners associations in the region. The key thing here: it’s so large it spans two cities, and a substantial portion sits in Miramar rather than Pembroke Pines. If you’re searching on the Miramar side, you’re looking at that portion of the same master community.
It isn’t one uniform neighborhood: it’s 39 subdivisions — Crystal Shores, Grande Cay, Coconut Shores, Misty Harbor, Sapphire Park, Britany Bay, Westfork, and more — some gated and some not, each with its own HOA, fees, and a mix of single-family homes, townhomes, and villas. It’s built around large lakes, so many homes are lakefront or on canals, and the community offers resort-style amenities, three parks, a tennis center, and trails. It’s a true family community, and the amenities and schools — including its own middle school and top Broward and charter options — are the draw. The one thing that’s specific to buying on the Miramar side: a Miramar address can mean different city services, taxes, and some school assignments than the Pembroke Pines side, so confirming the city is part of the due diligence. Beyond that it’s the same: which subdivision the home is in, whether it’s gated, and what its HOA covers and costs; the home’s condition, since these span decades; whether it’s lakefront, on a canal, or interior; and above all the exact zoned schools for the address. That’s where I focus before you offer.
Pre-offer checklist for Silver Lakes
- Which subdivision, gated or not, and its HOA: This is the first and most important thing at Silver Lakes, because it's 39 separate subdivisions — like Crystal Shores, Grande Cay, Coconut Shores, and Misty Harbor — some gated and some not, each with its own HOA fee, rules, and home type. Confirm exactly which subdivision the specific home is in, whether it's gated, whether it's single-family, townhome, or villa, and what that HOA covers and costs, and get its financials in writing, since they vary widely across the community.
- The schools — a main reason to buy here: Silver Lakes draws families for its schools, including its own middle school and top Broward and Pembroke Pines charter options. Schools are all-ages and served by Broward County Public Schools, a separate district from Palm Beach County, and assignments are by address and can vary between sections of a community this large, so verify the exact zoned schools at browardschools.com for the specific home before any offer.
- The individual home's condition: Silver Lakes homes span decades of construction from 1990 onward, so condition varies — some are fully renovated with impact windows, updated kitchens, and newer roofs and AC, others closer to original. Confirm the roof, systems, windows, and updates for the specific home, and price the work honestly, since condition sets the real number here more than the list price does.
- Lakefront, canal, or interior lot: Silver Lakes is built around large lakes, so a home can be lakefront, on a canal, or interior. Confirm whether the specific home is on the water and what the lot actually is, since it's one of the biggest value drivers here — the lakes are primarily for views and setting, so confirm any lake or water-use rules separately for the specific property.
- Two cities — Pembroke Pines or Miramar: Because Silver Lakes spans both Pembroke Pines and Miramar, confirm which city the specific home is in, since it can affect city services, taxes, and some school assignments. It's a detail that's easy to overlook in a community this large, so I always pin it down before an offer.
The honest trade-off
Who thrives at Silver Lakes: the family that wanted an established, amenity-rich community around lakes with top schools and lots of choice — confirmed the subdivision and whether it's gated, verified its HOA and the zoned schools, checked the home's condition, and chose lakefront or interior with eyes open.
Who regrets it: the buyer who assumed all 39 subdivisions were the same when the gated status, HOAs, and home types vary widely, or didn't verify the exact zoned schools by address, or didn't realize the home was in Miramar rather than Pembroke Pines. All knowable up front.
Honest alternative: if you want acreage or a horse property, this isn't that — Silver Lakes is a suburban family community, and western Broward has separate acreage areas I can show you. If you want brand-new construction, there are newer Miramar and Pembroke Pines communities that fit better. But if a large, established, amenity-rich family community around lakes with top schools and a subdivision for every budget is the goal, Silver Lakes is one of the best in the area — I'll just get the subdivision, its gated status and HOA, the schools, the condition, and lakefront-or-interior straight first. That's the job.
