Seven Bridges Delray Beach: The Short Answer

Seven Bridges Delray Beach is a gated GL Homes community of single-family homes with a Delray Beach, FL 33446 address. Over the last 12 months, 22 homes sold there through the MLS at a $1,880,500 median, from $1,445,000 to $2,900,000.

Here's what I tell people who ask me about Seven Bridges.

You're paying for two things: a house built since 2015, and a clubhouse lifestyle that comes with the HOA instead of a club membership.

Whether that's worth it depends on how much of that lifestyle you'll actually use.

Read the median and the range together. A 2,460 sq ft home and a 5,529 sq ft home on a big lake lot are both "Seven Bridges," and they sell a million dollars apart.

What You're Actually Buying

A newer house, behind a gate, with the amenities already built.

Every home in the sales above was built between 2015 and 2020. That matters in Florida. A newer roof and newer systems usually mean fewer surprises at inspection and an easier conversation with the insurance company than a 1980s house gets.

The floor plans run the whole range. Recent listings include single-story models like the Charleston Grande and the Belvedere, two-story family plans like the Colonnade and the Somerset, and a Rialto II with a study that works as a fourth bedroom. Lots on current listings run from about 0.16 to 0.43 acres, and the lake lots are the ones buyers fight over.

Listing agents describe the lifestyle the same way: a restaurant, three pools, a tennis program, pickleball and fitness classes. One calls it an all-age community. It is not a 55-plus community, and that's the point for a lot of families.

What to Check Before You Buy in Seven Bridges

Now let me shoot you straight.

Seven Bridges sells fast when a house is priced right. Half of this year's sales went under contract within 47 cumulative days, and seven went under contract in under three weeks. When the right lake lot comes up, you won't have a week to think about it. So do your homework before you tour.

The HOA, in writing. Twenty-one of the 22 sales this year showed an MLS association fee between $966 and $1,081 a month. Two records show figures near $3,000. Ask the association for the current budget, what the fee covers, and whether any assessment is planned. Don't take a number off a listing as the final word.

The lot, not just the house. A long lake view and a backyard facing another house are not the same purchase, even when the floor plan is. Price the lot on its own.

The upgrades. Two homes with the same 4,783 sq ft of living area sold this year for $1,875,000 and $2,900,000. That gap is finishes, pool, lot and condition. Make sure you're paying for what's there, not what's in the brochure.

The insurance and the roof. Newer doesn't mean free. Get a real insurance quote during your inspection period, not after.

Is Seven Bridges Right for You?

Seven Bridges, honestly

Seven Bridges fits you if Look elsewhere if
You want a 2015 to 2020 home behind a gate You want an older home you can renovate for less
You'll use the restaurant, pools, tennis and pickleball You'd never set foot in a clubhouse and don't want to pay for one
You want a community that isn't age-restricted You want a 55-plus community
You can move fast when the right lot hits You need months to decide

Selling Your Current Home Too?

Most Seven Bridges buyers have a house to sell first. Maybe it's a smaller place in Boynton or Boca that the kids outgrew. Maybe it's up north. Either way, the sale of that house has to line up with a market where the good ones go in a few weeks.

The Wilder Way to Sell and Buy is how we line up both closings so you're not carrying two mortgages or moving twice. We'll walk you through it on a Seller Discovery Call.

Talk to Brian About Seven Bridges

Here's what I'd do if you were my family. Pick the two or three floor plans that fit how you live. Then compare them side by side, same lot type, with the HOA, the insurance quote and the sold prices on one sheet of paper. That's how you find the house that's priced right instead of the one that's just pretty.
