If you read somewhere that Canyon Isles runs $520,000 to $820,000, that is not this market. Not one house sold under $740,000 in the last year, and 11 of the 23 sold for $1 million or more.
And they do not sit. The median Canyon Isles home went under contract in 15 days.

What to watch out for with Canyon Isles
Let me shoot you straight. West of Florida's Turnpike in Boynton Beach there is a whole cluster of Canyon-named communities, and buyers hear "Canyon" and assume they are interchangeable. They are not. Different build years, different HOAs, different prices. Over the last year the Canyon Isles median ran $80,000 to $90,000 above Canyon Lakes and Canyon Springs.

Which Canyon community is the house actually in? Look at the subdivision on the listing, not the marketing name.
What is the HOA, what does it cover, and is any assessment coming?
What schools go with that exact address? Do not trust a website summary. Check it with the School District of Palm Beach County.

Canyon Isles is a guard-gated community of 501 single-family homes built by GL Homes, west of Florida's Turnpike, east of Lyons Road and south of Boynton Beach Boulevard, according to Real-ativity's Canyon Isles community page. The same page lists a clubhouse with a gathering room, an Olympic-size pool, a fitness center, Har-Tru tennis courts, play areas and biking and jogging paths. MLS records on the last year of sales show the homes were built in 2006 and 2007.
Canyon Isles has a Boynton Beach mailing address, ZIP 33473 on most records. Some MLS records mark it unincorporated Palm Beach County and some say incorporated, so check the tax bill for the exact house on the Palm Beach County Property Appraiser's site.
Schools on all seven current Canyon Isles listings in the MLS: Sunset Palms Elementary, West Boynton Middle and Park Vista High. Confirm the exact address with the School District of Palm Beach County before you buy for a school.
