Delray Trails 55+ by Lennar in Delray Beach: 2026 Prices
Delray Trails 55+ in 2026: The Short Answer
Delray Trails is a Lennar 55+ community in Delray Beach, ZIP 33484, and Lennar is almost done building it. Lennar's page lists it as temporarily sold out with one new villa left, from $465,125. Over the last 12 months, villas here resold for a $457,500 median and single-family homes for $620,000.
That changes how you shop it.
A year ago, the question was which Lennar plan to pick. Today, the question is whether the last new villa or a two-year-old resale is the better buy, and what a fair price actually looks like.
What Delray Trails Is
Delray Trails is an age-restricted, 55+ community built by Lennar. Lennar's sales address is 5832 Shining Sea Court, Delray Beach, FL 33484. In the MLS, homes are recorded in the Delray Trails at Villa Delray PUD.
There are two kinds of homes:
- The villas. Attached, single-story homes with 2 or 3 bedrooms and 2 baths, about 1,305 to 1,319 square feet.
- The single-family homes. Detached homes, 3 bedrooms and about 1,390 to 1,700 square feet in the sales we tracked.
Lennar lists the community amenities as a clubhouse, swimming pool, fitness center, 13 tennis courts, pickleball courts, an event lawn, an outdoor bar area and walking trails.
Because it's 55+, the age rules matter before you fall in love with a house. If a younger spouse, a grown child or a caregiver may live with you, read how the 55+ age restriction and the 80/20 rule work in Palm Beach County, then get the community's own age policy in writing.
What Sold in Delray Trails in the Last 12 Months
Closed sales October 1, 2025 through September 30, 2026. Source: Flexmls (BeachesMLS), pulled September 30, 2026.
| Home type | Sales | Price range | Median | Average | Size | HOA (MLS) |
|---|---|---|---|---|---|---|
| Villas | 21 | $422,000 to $507,330 | $457,500 | $454,369 | 1,305 to 1,319 sq ft | about $359 to $371 a month |
| Single-family homes | 7 | $555,000 to $655,000 | $620,000 | $610,000 | 1,390 to 1,697 sq ft | about $316 to $412 a month |
Two things to read out of that.
First, the villas trade in a tight band. Of the 21 villa sales, 16 landed between $430,000 and $490,000. That makes it easy to spot a price that's out of line.
Second, the single-family homes are a different purchase, about $160,000 more at the median. Seven sales is a small sample, so treat that number as a range, not a rule.
New From Lennar or Resale? Where Buyers Get It Wrong
On September 30, 2026, Lennar's page showed one new villa left at $465,125. The same day, the MLS showed resale villas in Delray Trails asking $460,000 to $510,000, and resale single-family homes asking $599,900 to $714,000.
| Option | Asking |
|---|---|
| Lennar's last new villa (2 to 3 bed, about 1,305 to 1,308 sq ft) | From $465,125 |
| Resale villas, 2 and 3 bed (7 listed) | $460,000 to $510,000 |
| Resale single-family homes (3 listed) | $599,900 to $714,000 |
Now let me shoot you straight.
When a brand-new villa and a one- or two-year-old resale are asking within a few thousand dollars of each other, the sticker price stops being the decision. These are:
- What's actually included. A resale may come with window treatments, upgraded flooring or a screened lanai the seller already paid for. A new villa comes with whatever the contract says, and nothing it doesn't.
- Who pays which closing costs, and whether any builder incentive depends on using the builder's lender. Get the numbers side by side from an outside lender too.
- When you can move in. If you're selling a house first, a resale closing date you can negotiate may beat a builder's completion schedule.
Every resale price in that table is an asking price, not a sale. The villas have mostly been closing between $430,000 and $490,000. An asking price at the top of that band needs a reason.

The HOA: What to Ask Before You Sign
MLS listings show Delray Trails association fees of roughly $316 to $412 a month over the last year, depending on the home type and the listing. Fees in a community this new often move once the builder hands control to the owners.
So ask the seller or Lennar, in writing:
- The current HOA budget, and what the fee covers.
- Whether there is any special assessment, CDD or other charge on the tax bill.
- When turnover from Lennar to the owners happens, or happened.
- The age-restriction policy and the leasing rules, in the community's own documents.
Who Delray Trails Fits, and Who It Doesn't
It fits if you're 55 or older, you want a newer single-story home with a clubhouse and courts you don't maintain, and a villa in the mid $400s is the right size of payment for this stage of life.
It's a harder fit if anyone under 55 may need to live with you full time, if you want a big yard or room for a boat or RV, or if you want a wide choice of floor plans. Lennar is done offering those.

Selling Your Current Home Too?
Most people I talk to about a 55+ villa are selling something first: the house they raised the kids in, the one with the pool nobody swims in anymore. That house is usually the biggest check you'll ever write yourself.
The Wilder Way to Sell and Buy is how we line up both closings, so you get the biggest suitcase of cash out of the old house and move once, not twice. We'll walk you through it on a Seller Discovery Call.

Plan the inspections before closing
For a home still being built, arrange an independent pre-drywall inspection when the builder permits access, then a final inspection before closing. For a completed home, inspect its actual condition and review any remaining warranty. Put an 11th-month warranty review on your calendar when the warranty terms make that timing appropriate.
Before your first builder visit
Talk with Brian before registering online or visiting a sales center. Ask about the builder's agent-registration policy, and agree on representation and compensation terms before proceeding. Bring the complete quote and delivery schedule into the comparison.
Delray Trails FAQ
Is Delray Trails sold out?
Almost. On September 30, 2026, Lennar's Delray Trails page said the community was temporarily sold out, with one new villa available from $465,125. Most homes for sale in Delray Trails now are resales listed in the MLS.

Should I buy Lennar's last new villa or a resale in Delray Trails?
Compare what's included, who pays closing costs, and when you can move in, because the asking prices are within a few thousand dollars of each other right now. If you're selling a home first, a negotiable resale closing date can matter more than a new home. What are the HOA fees in Delray Trails?

Can someone under 55 live in Delray Trails?
Delray Trails is marketed by Lennar as a 55+ community, and federal housing law lets 55+ communities set their own rules on younger residents within limits. The answer for a younger spouse, child or caregiver depends on the community's own documents, so get the age policy in writing before you make an offer. Brian Wilder of the Wilder Real Estate Group can pull those documents for you.
