Windstone Homes for Sale
A straight read on Windstone — what it actually is, who it fits, and what to check before you write an offer. No spin.
Windstone is a small gated community of custom and semi-custom single-family homes in Palm City — larger lots and higher-end builds than a typical production subdivision. Homes generally run from about $700K to $1.5M. Best fit for a family buyer who wants a gated Palm City address with room and a custom feel, without going to acreage.
I've sold homes across Palm City and Martin County since 1996. Here's the honest version of Windstone — the parts that matter and the parts most listings skip.
What Windstone actually is
A gated Palm City community of custom and semi-custom single-family homes — larger lots and higher-end construction than a typical builder subdivision, on public water and sewer rather than well and septic. It sits on the inland side of Palm City, Martin County, with easy access to I-95 and the Turnpike and close to Halpatiokee Regional Park.
The right buyer here is usually a family buyer who wants a gated address, good Martin County schools, and a custom-home feel without moving out to acreage. It also works well for a buyer relocating from Broward or Miami-Dade who wants more house and a quieter setting.
Pre-offer checklist for Windstone
- HOA financials: Get the current HOA financials in writing before any offer — reserves, the reserve study, and any pending or recent special assessments. In a smaller gated community, a thin reserve can become an assessment fast.
- CDD bond: On newer Palm City communities, ask whether a Community Development District (CDD) bond is still attached to the lot — it's a separate annual line on the tax bill and can be sizable. Confirm the balance and payoff before any offer.
- Custom-home construction: With custom and semi-custom homes, condition varies house to house. Budget a full inspection — roof age, systems, and (on newer builds) permits and any remaining builder warranty.
- Gated-community rules: Confirm the HOA rules that matter to you — leasing/rental restrictions, pets, and exterior/architectural approval — before any offer.
The honest trade-off
Who thrives in Windstone: the family buyer who wants a gated, custom-home Palm City address with room to spread out and strong Martin County schools.
Who regrets it: the buyer who skips the HOA and CDD homework — reserves, special assessments, and any lingering CDD bond are the real cost drivers in a community like this, not the sticker price.
Honest alternative: if a gated HOA community isn't the fit, I'll point you to something that is — a non-HOA Palm City option or acreage nearby. That's the job.
