Two things drive value here: the newer construction with semi-custom finishes, and the water, since many homes sit on the lakes while others are interior lots. Because it's a builder community with multiple collections and semi-custom variation, the due diligence is specific: the exact collection, floor plan, and lot; the home's condition and which upgrades the original owner chose; the HOA and what the fee covers; whether a given home is truly lakefront or interior; and whether it's still under any builder or structural warranty or is a resale.
