This is a residential part of Tamarac with homes built mostly in the early 1970s, and Tamarac Elementary less than a mile away by road. I have sold homes across Broward and Palm Beach counties since 1998. Here is a plain look at Sunflower / Heathgate, including what the listings leave out.

Sunflower / Heathgate sits in Tamarac, ZIP 33321. In the MLS the area appears under these names: Sunflower, Sunflower First Add and Second Add, and Heathgate, Heathgate First, 2nd and 3rd Add. I treat them as one search. Homes on the 26 recent sales were built from 1972 to 1975, with one 2019 build, and sizes run from 1,104 to 2,571 square feet.
The MLS does not list a gate for these sections, so if a gate matters to you, ask the listing agent whether the street you like has one before you tour.
Also watch the name. "Sunflower" is a subdivision name in other cities too, including Margate, Boca Raton, Delray Beach, Miami and Lauderdale Lakes. Make sure the listing is in Tamarac, ZIP 33321.

- Days on market: middle 26, range 3 to 114. Twenty-two of 26 sold within 90 days.
- Active now: 9 listings, asking $415,000 to $579,000 (pulled October 22, 2026).
Ownership costs: association, taxes and insurance
Most of these sales list an association fee of $125 to $350 a year. A few list a monthly fee instead, from $12 to $130. Agents type these fees in, and the frequency is not always consistent, so get the association's own fee schedule and see what the fee covers. Property taxes and insurance are separate costs that depend on the home, its age and its roof. Double-check the listing you are interested in, and get the numbers for that address.
Schools: named schools, and how to confirm
Tamarac is served by Broward County Public Schools, a different district from Palm Beach County. - Elementary: Tamarac Elementary, 7601 N University Drive, Tamarac, grades PK-5, a public school. About 0.8 road miles from NW 73rd Avenue near NW 79th Street.
- Middle: Millennium 6-12 Collegiate Academy, 5803 NW 94th Avenue, Tamarac, grades 6-12.
- High: J. P. Taravella High School, Coral Springs.
Broward County Public Schools approved boundary changes for 2026-27, and assignments follow the exact address, so confirm your exact address with the district's school locator at browardschools.com before you write an offer. For private and charter options, ask each school directly about grades and admission rules.
Getting around: beach, airports, hospital
Measured road miles from NW 73rd Avenue near NW 79th Street in Heathgate (a street point; there is no confirmed named entrance), OpenStreetMap routing, checked October 22, 2026. Drive times are estimates and change with traffic.
- Pompano Beach Pier: 11.4 miles, about 24 minutes.
- Fort Lauderdale-Hollywood International Airport (FLL): 18.6 miles, about 31 minutes.
- Palm Beach International Airport (PBI): 44.4 miles, about 60 minutes.
- HCA Florida Northwest Hospital, 2801 N State Road 7, Margate: 6.0 miles, about 13 minutes.
A hospital and an urgent care center are different things, so call ahead to confirm what a facility handles before you need it.
Pre-offer checklist for Sunflower / Heathgate
- The association: confirm the fee, what it covers, the budget, and any special assessment, in writing.
- The right section and the right Sunflower: confirm ZIP 33321 and the Tamarac city line on every listing.
- The roof and systems: most homes here date from the 1970s. Ask for the age of the roof, air conditioner, plumbing and electrical, and for permits on past work.
- The lot: ask whether the property is on water or on an interior street. Water access varies by lot, so do not assume it.

Buyers are active here but not rushed. Most homes sold in under three months and the middle was 26 days. That tells me price and condition decide this market more than the neighborhood name does. The buyers who win have their association documents ready and know their numbers before they tour.
What to watch out for: buying on the community name instead of the specific house, skipping the school check by address, and not asking for the roof age on a 1970s home.
