Old Palm Golf Club Membership Cost: The Short Answer
Old Palm Golf Club membership cost is running about $475,000 for the equity membership on homes listed since August 2026, up from $350,000 earlier this year, plus about $38,500 a year in dues. On top of that you'll pay an HOA fee and a CDD assessment. Here's the full math.
The equity figures come from what listing agents entered in Flexmls on Old Palm sales and listings through September 30, 2026. The dues figure comes from Echo Fine Properties' club cost comparison, updated July 2026. The club's own site wasn't reachable when I checked, so treat every membership number here as reported, and get the current schedule from the club in writing before you offer.
Now I'll be straight with you. If you're reading an older article that says $175,000 and $22,000 a year, that number is stale. Nothing in 2026 supports it.

Add the recurring pieces together and an Old Palm owner is looking at roughly $63,000 to $89,000 a year in dues, HOA and CDD, before property taxes and insurance. That's dues of $38,500, plus HOA of about $20,700 to $42,500 a year, plus CDD of about $3,700 to $8,000.
That's not a reason to walk away. It's the number you plan around, so the house is the only thing you're negotiating.
The Membership Rule That Catches People
Every Old Palm listing in Flexmls marks the association membership as mandatory. But the fee field doesn't read the same on every house. On most 2026 sales the listing agent entered the equity amount. On a handful, the agent marked the membership fee as not required for that property.
That's the one I'd want answered before you fall in love with a house here. Ask the listing agent, in writing, three things:
- Is the equity membership required with this specific house, and at what amount on the day you close?
- What's the current refund policy, and is there a wait list to resign?
- What's the current dues schedule, and is any capital assessment coming?
And ask the CDD question separately. The Old Palm Community Development District collects its assessment on the county property tax bill, and it carries bond debt that runs to 2035, per its own audit. It's also the line on the tax bill buyers forget to budget.

Old Palm is in Palm Beach Gardens, ZIP 33418, built around a Raymond Floyd-designed golf course (per the listing remarks on a current Flexmls listing).
Over the last 12 months, Flexmls shows 17 closed sales:

Read those together. The median and the average are far apart because three estates on lots of roughly an acre sold above $11 million and pulled the average up. Nine of the 17 sales closed at $5.6 million or less. All six homes that sold under $4.5 million sat on about a quarter acre with 4,400 to 4,700 square feet.
The community's CDD budget names the home types: Golf Cottages, Villas, Grand Estates, and One Acre Estates, with 316 residential units assessed in total. The CDD charge is lowest on Golf Cottages and highest on One Acre Estates with reuse water.
