Quick answer

Landmark Ranch Estates is a small pocket of estate homes on Berkshire Court and Stratford Court in the Town of Southwest Ranches, Broward County, ZIP 33331. The dated October 22, 2026 MLS snapshot records four closings in the preceding 12 months, from $4.1 million to $10.3 million. It mixes three older homes with one explicitly marked new construction and under construction. These are individual comparisons, not a resale-only benchmark. Confirm utilities, association rules, Town restrictions and insurance for the exact address.

Picture a lot of a little over two acres with the next house a good distance away. That is the scale of Landmark Ranch Estates. The homes are big, about 6,258 to 15,284 square feet of living area on the four dated closed sales, and the town around them is built on trails, horse ranches and open land rather than shopping centers.

Investing in Palm Beach County real estate since 1996, licensed agent since 1998, and I will tell you straight: this is a very small pocket. It does not come up often, it does not behave like a subdivision, and the price on the sign tells you less than the closed sales do.

What Landmark Ranch Estates is

Landmark Ranch Estates sits in the Town of Southwest Ranches, about 15 miles southwest of Fort Lauderdale (Wikipedia, Southwest Ranches, Florida, accessed October 22, 2026). The Flexmls record shows homes on Berkshire Court and Stratford Court, on lots of about 2.3 to 2.4 acres. Three closed homes were built in 2005, 2007 and 2009; the fourth, built in 2025, was explicitly marked new construction and under construction. The October 22 snapshot also included a 2026-built active new-construction estate. That dated example is not a claim of current availability.

The dated MLS record contains both older existing homes and new construction. A newly built or under-construction estate needs a different comparison from an older resale. Ask the association for its documents to see what, if any, shared amenities, gate or clubhouse come with it, and see it in person.

Homes and prices: the dated record

Four closings in the preceding 12 months, per the October 22, 2026 Flexmls snapshot, corroborated against the stored October 23 Broward closed-sale exports. The records cover a mixed community, not four resales. Square footage below is the MLS living-area field; building area is a different measure.

Older existing homes

  • 16740 Berkshire Court: closed October 7, 2026 at $4,100,000. Listed at $4,495,000, 110 days on market. 6 bedrooms, 6,258 square feet of living area, 2.28 acres, built 2005. The stored record has no property-condition flag; its age alone is not proof of a resale classification.
  • 16850 Stratford Court: closed August 17, 2026 at $5,500,000. Listed at $5,499,000, 149 days on market. 6 bedrooms, 10,107 square feet of living area, 2.35 acres, built 2007. MLS property condition: resale.
  • 16800 Berkshire Court: closed April 16, 2026 at $6,000,000. Listed at $6,500,000, 128 days on market. 6 bedrooms, 8,675 square feet of living area, built 2009. MLS property condition: resale.

Separate new-construction closing

16825 Berkshire Court: closed January 21, 2026 at $10,300,000. Listed at $17,800,000, 205 days on market. 9 bedrooms, 15,284 square feet of living area, 2.35 acres, built 2025. MLS property condition explicitly says new construction and under construction. It should not be treated as an older-home resale comparable.

The four individual closings range from $4.1 million to $10.3 million. With only four mixed records, no median or price-per-square-foot benchmark is offered. Compare condition, living area, lot and construction status for the specific house.

The same dated October 22 snapshot included 16745 Stratford Court asking $38.5 million, built in 2026, with 34,353 square feet of building area on 2.39 acres and 58 days on market. The listing describes new construction. This is a historical asking-price example, not a closed comparable, current availability statement or builder recommendation.

Ownership costs

Keep these separate when you budget:

  • Association: Flexmls shows $3,327 per quarter on 16740 Berkshire and 16850 Stratford, and $3,452 per quarter on 16800 Berkshire. The new-construction record did not report a fee; that does not establish that no association or fee applies. Fees are entered differently from listing to listing, so double-check the listing you are interested in and get the dues schedule, reserves and rules in writing.
  • Property taxes: the 2025 tax bill on 16740 Berkshire was $65,099. Other listings show older tax years, and a tax bill can change after a sale.
  • Insurance: get the quote for the exact address before you write the offer. At this size there is a lot of roof and a lot of systems.
  • Water and sewer: public water shows on all four closed sales. Sewer shows septic on 16740 Berkshire, public sewer on 16825 Berkshire, and blank on the other two. Do not assume. Confirm for the exact address.

Before you make an offer

Be careful with the sign price. Ask for the closed sales on the street, not the neighbor's listing.

Check what you can do on the land. The Town of Southwest Ranches protects its rural lifestyle on purpose, and its zoning office controls what you can build, park or change. Pools, outbuildings, fences, equipment and animals all get checked against the Town code and the association rules for your lot. Ask the Town before you rely on any plan.

Check flood zone and insurance for the address, and ask the Town about flood information for residents.

Get a full professional home inspection on every purchase. On a home this size, have the inspector look closely at the roof, the mechanical systems, the pool if there is one, and the septic system where the home is on septic.

Schools

Public schools here are Broward County Public Schools. All 10 sampled addresses on Berkshire Court and Stratford Court fall in the zones for Hawkes Bluff Elementary (5900 SW 160th Avenue, Davie), Silver Trail Middle School (Sheridan Street, Pembroke Pines) and West Broward High School (500 NW 209th Avenue, Pembroke Pines), per the Broward County GIS school boundary layer (2025-26 edition, last updated March 2026, checked 2026-10-23, sampled 10 addresses). Measured from a Berkshire Court address, those schools are about 2.2, 2.5 and 6.4 road miles away (OpenStreetMap routing, October 22, 2026).

Broward County Public Schools approved boundary changes for 2026-27, and the proposals included Silver Trail Middle and West Broward High; confirm your exact address with the district's school locator at browardschools.com for the school year you will enroll.

Charter and private: Pembroke Pines Charter Schools take applications by lottery, and its site says all Florida residents may apply (pinescharter.net, 2027-28 window January 4 to February 10, 2027; grade levels vary by campus and admission is not guaranteed). Private schools set their own grades, tuition and admission, so ask me for a current list.

Lifestyle, parks and getting around

The Town has miles of multiuse trails for walking, biking and riding, and a town park with a schooling ring, a show ring and the Equestrian Oasis, a horse watering station set up as public art (Wikipedia, Southwest Ranches, Florida, accessed October 22, 2026). Landmark Ranch Estates is a different animal from the horse-farm lots around it: very large houses on a little over two acres each, on two short courts.

Measured driving distances from a Berkshire Court address (16800 Berkshire Court coordinates, OpenStreetMap routing, October 22, 2026; drive times are estimates and will be longer in traffic):

  • Fort Lauderdale-Hollywood International Airport: about 15.9 miles, roughly 31 minutes.
  • Dania Beach Fishing Pier: about 19.1 miles, roughly 37 minutes.
  • Hollywood Beach Broadwalk: about 18.8 miles, roughly 36 minutes.
  • Memorial Hospital West, 703 N Flamingo Road, Pembroke Pines: about 6.8 miles, roughly 15 minutes. A hospital, a freestanding emergency room and an urgent care clinic are different things, so check what is closest to the address.

Daily errands mean a drive in a town like this. Ask me and I will send grocery, dining and shopping drive times from the address you are looking at.

Brian's Take

Who tends to be happy here: the buyer who wanted a very large home on real land, understood the septic or sewer situation, read the association documents and priced the house off the closed sales. Who regrets it: the buyer who anchored on the asking price, or assumed the Town and the association would allow a pool, outbuilding or equipment that they never confirmed. If lower maintenance or particular amenities matter more, compare the services and upkeep required at each specific property rather than assuming a gate supplies them. If this pocket is the goal, your next step is to call me and we will pull the closed sales on the street you like.

Own in Landmark Ranch Estates and thinking about selling?

The dated records show different homes and construction conditions, not a controlled test of pricing. The 205-day listing that moved from $17.8 million to a $10.3 million closing was explicitly new construction and under construction. Its outcome should not establish pricing causation for an older resale. If you own here, the first job is an honest price based on the closed sales on your own street, not the neighbor's ask. I will walk through the numbers with you and tell you where I think it lands.

Landmark Ranch Estates FAQs

How much do homes in Landmark Ranch Estates cost?
The October 22, 2026 MLS snapshot records four closings from $4.1 million to $10.3 million in the preceding 12 months: three older homes and one explicitly new-construction/under-construction closing. This is a mixed historical sample, not a resale benchmark. Compare the individual records and verify current terms for the home you are considering.
Where is Landmark Ranch Estates?

It is in the Town of Southwest Ranches, Broward County, Florida, ZIP 33331. The homes in the Flexmls record sit on Berkshire Court and Stratford Court.

Do the homes in Landmark Ranch Estates have septic tanks or sewer?

It depends on the house. On the four closed sales in Flexmls, public water shows on every one, septic on one, public sewer on one, and the other two are blank. Confirm both for the exact address, and grab The Wilder Way Home, our free buyer guide, for the full pre-offer checklist.

Is there an HOA in Landmark Ranch Estates?

Flexmls shows an association fee of $3,327 to $3,452 per quarter on three of the four closed sales, with no fee reported on the new-construction record; that does not prove no fee applies. Fees are entered inconsistently, so get the budget, reserves and rules in writing before you make an offer.

What schools serve Landmark Ranch Estates?

Hawkes Bluff Elementary, Silver Trail Middle and West Broward High, per the Broward County GIS school boundary layer (2025-26 edition, checked 2026-10-23, 10 addresses sampled). How long do homes take to sell in Landmark Ranch Estates?

The four homes that closed in the last 12 months spent 110, 128, 149 and 205 days on market. These include older homes and one new-construction/under-construction sale, so the durations do not isolate the effect of pricing. Compare like properties before drawing a conclusion.
