Quick answer: Broward County includes 31 municipalities, not one city. Single-family homes, condos, townhomes and villas serve different budgets and maintenance needs. The native listings below show current asking prices; the dated closed-sale figures here provide a separate comparison.

Start with the routines that matter to you. Hollywood Beach Broadwalk brings beach access, restaurants and shops into the same outing. Las Olas Boulevard in Fort Lauderdale offers another dining and shopping destination. Sawgrass Mills in Sunrise is a western retail hub. Choosing among those areas means checking your own route to work, groceries and the places you will use regularly, rather than treating the whole county as one neighborhood.
County recreation also gives you options beyond the beach. Broward Parks lists mangrove exhibits at Anne Kolb Nature Center, fishing at C.B. Smith Park and outdoor activities at Markham Park. Check the facility's current hours, fees and access rules before visiting. A nearby public park can be useful without making a particular house walkable to it.
For travel, map the exact home to Fort Lauderdale-Hollywood International Airport (FLL), your beach access point and your actual workplace. Test weekday and evening routes. A county address alone cannot tell you the commute or whether the trips you care about will be convenient.

One recent example is Greenleaf Park at 1300 Park Lane East in Oakland Park. The city reported its opening on August 27, 2026, with courts, a playground and a shaded pavilion. The park opened ahead of the larger Horizon mixed-use project, so the completed park should not be confused with completion of the entire development. If Oakland Park is on your shortlist, check the park route and nearby construction from the exact property.

These Flexmls (BeachesMLS) figures use closed sales in Broward County from October 23, 2025 through October 22, 2026, exported October 23, 2026. They include residential records with a sale price above $10,000, cover all agents and do not separate builder sales from resale. Each property type is calculated separately; vacant land is excluded.
Single-family homes: 12,617 closed sales; median sale price $630,000; middle half $485,000 to $885,000. Median days on market: 39, calculated from 12,584 valid records.
Condos: 8,862 closed sales; median sale price $210,000; middle half $139,900 to $330,000. Median days on market: 72, calculated from 8,851 valid records.
Townhomes: 2,531 closed sales; median sale price $420,000; middle half $350,000 to $520,000. Median days on market: 50, calculated from 2,530 valid records.
Villas: 428 closed sales; median sale price $365,000; middle half $298,875 to $415,000. Median days on market: 44, calculated from 427 valid records.
The middle half is the 25th to 75th percentile of sale prices. Days on market excludes blank, invalid or negative values, which is why its record count can be smaller. Records are deduplicated by listing number, with closed status and the stated date window checked. These are MLS-recorded transactions, not a census of every home or sale in the county. Current asking prices appear in the listings below; compare the same property type and location before using any county median to evaluate an individual home.
Broward's 31 municipalities include 24 designated cities, five towns and two villages. There are also unincorporated areas. The BrowardNEXT county planning page confirms the municipality count; the county's municipal directory distinguishes their designations. These are useful distinctions when you check services and the jurisdiction for an address.
Start with Fort Lauderdale homes, Hollywood homes, Pompano Beach homes or Weston homes. These are starting points, not a ranking. Narrow the location, property type and budget in the existing county search below.
Single-family ownership, a condo and a townhome can carry different maintenance obligations. Ask who maintains the roof, exterior, yard and shared facilities. Review governing documents, current fees, reserves, assessments, rental limits, pet rules and any age restrictions for the specific property. Do not assume that a home has no association or that a fee covers a particular expense.
Check roof replacement records, windows, air conditioning, permits and condition. An older construction date does not establish the roof's age, and a permit does not replace an inspection. Get property-specific homeowners and flood insurance quotes, check flood information and ask how the exact home's features affect coverage. Review taxes using the property appraiser's record and your anticipated circumstances rather than copying a prior owner's bill.
Schools require an address check. Use BCPS Find My School for the exact home and school year. School Choice is a separate application process. Check private-school admissions directly rather than treating a nearby campus as an assignment.
For healthcare, the county has Broward Health, Memorial, Cleveland Clinic Florida and Holy Cross facilities. Match the specific services and route you need to the shortlisted address. Do the same for groceries, fitness, community activities and any places of worship you use. A countywide guide cannot establish the convenience of those destinations for every home.

Broward County is a Florida county with 31 municipalities, including cities, towns and villages, plus unincorporated areas. Start with the city or neighborhood that fits your daily routine, then compare the specific homes.
In the dated MLS sample, the single-family median sale price was $630,000 across 12,617 closed sales. Condo, townhome and villa medians were $210,000, $420,000 and $365,000 respectively, with each type calculated separately. These are closed sales from October 23, 2025 through October 22, 2026, not current asking prices.
Compare each property with sales of the same type and with similar association obligations. Review the budget, reserves, assessments, maintenance responsibilities and rental rules before deciding what you can comfortably own.
Use Broward County Public Schools' Find My School tool for the exact address and school year. School Choice and magnet applications are separate from the home boundary assignment, and proximity does not guarantee admission.
