Compare six West Palm Beach condo options by location, service concept and delivery stage. La Clara and The Bristol provide delivered-building benchmarks; the development projects need a different contract and timing review.
Start with timing: do you need a delivered residence or can you accept a development schedule? Then compare the actual address, view, service costs and association records. A waterfront view is not the same as a directly waterfront site. Data date: October 27, 2026.
On Flagler Drive, the Intracoastal is in front of you and Palm Beach is across the water. Around Lakeview Avenue, Mr. C puts the comparison in a downtown setting rather than directly on that shoreline. Start with the route you want to walk each day, then compare the residence and ownership documents.
The Six Buildings at a Glance
Olara: planned wellness and waterfront amenities
Olara is on North Flagler Drive. Its developer markets wellness and leisure spaces and a private marina.
Compare the planned amenity program with your routine. Obtain the current construction schedule, contract and operating-cost estimate; renderings do not establish that a facility is open.

La Clara: a delivered building to compare
La Clara is a completed residential tower overlooking the Intracoastal. Its architect lists the project as completed.
Tour an available residence rather than relying on a model. Check the actual view, condition, association budget and move-in requirements. A completed building does not mean every unit is available.

The Ritz-Carlton Residences: a branded service proposal
The West Palm Beach project markets a concierge, valet and residential service team. These are developer descriptions of the proposed living experience.
Review the governing documents for the services included in dues and any separate charges. Confirm construction progress and occupancy authorization before planning a move.

Mr. C Residences: hospitality in a downtown setting
Mr. C markets a Cipriani-family hospitality concept in downtown West Palm Beach. Its Lakeview Avenue location is inland from Flagler Drive, so it is a waterfront-view comparison rather than a directly waterfront address.
Compare the exact unit orientation and service agreement. Ask which amenities will be residential, shared with hotel guests or charged separately; confirm the delivery schedule in writing.

South Flagler House: architecture and future delivery
South Flagler House is a waterfront project designed by Robert A.M. Stern Architects. The architect reported its topping-out milestone in November 2025.
Topping out is not occupancy approval. Compare the contract, remaining construction, delivery conditions and projected association budget before treating it as a move-in option.

The Bristol: an established waterfront comparison
The Bristol stands on the Intracoastal overlooking Palm Beach. Contractor Suffolk documents the completed tower and its residential and amenity spaces.
Use a resale tour to assess condition, service, views and the association records. An established address still needs unit-specific inspection, insurance and budget review.

Waterfront address or waterfront view?
Compare the ownership commitment. Flagler Drive follows the Intracoastal, with Palm Beach across the water. Olara, La Clara, the Ritz-Carlton project, South Flagler House and The Bristol are waterfront comparisons. Mr. C is downtown on Lakeview Avenue. Verify the exact unit view and walking route rather than treating all six addresses as equivalent.
Visit the block at the times you expect to use it. Downtown restaurants, arts venues, the waterfront and Brightline are useful regional connections, but distances vary materially across these buildings.
Compare the ownership commitment
Separate a delivered residence from a development contract. For a delivered unit, examine the actual residence and association records. For future delivery, compare the deposit schedule, completion conditions, cancellation rights and proposed budget with a Florida real estate attorney.
A useful tour order
Start with an available delivered residence in La Clara or The Bristol. That gives you an actual floor plan, view and building operation to compare with development sales presentations. Then prioritize the other projects by your timing and service needs.
Daily life across the corridor
Compare each address with the places you use: Clematis Street, the waterfront, the Kravis Center, the Norton Museum and Brightline. A South Flagler address and a North Flagler address create different daily routes. Test the walk or drive from the exact entrance.
What to check before buying
Review the current budget, dues, assessments, insurance, reserves, rental rules, pets, parking, guest access and any marina rights. Request the association documents and applicable inspection reports early enough for your contract deadlines.
Florida milestone inspections and structural integrity reserve studies have different triggers, schedules and exceptions. Ask the association which requirements apply to the building and review the current milestone inspection law and condominium reserve provisions with your attorney.
The carrying-cost tradeoff
Association dues pay for services, amenities, building insurance and reserves. Budgets and assessments can change. Compare the current documents and your unit insurance quote before deciding what monthly commitment fits.
A development purchase also adds delivery uncertainty. Keep your housing plan flexible until the contractual conditions and occupancy approvals are satisfied.
Selling a home or condo here?
If you own in one of these buildings, your competition isn't only the resale down the hall. It's the developer's sales gallery offering new inventory and incentives. Price against what a buyer can actually close on now, and lead with what new construction can't offer: a delivered unit, a proven building and a known budget.
If you're selling against a builder's new homes nearby, read The Wilder Way: Sell Against the Builder (drive.google.com/file/d/1jtXi073VZ5QwckediroDJDBANtEq8okf/view). It shows how to price and present a resale when the model center down the road is offering incentives.
