Compare a home with the routine you would use: the Health Club, a Bistro meal, a pool day or a game at the Sports Park. Review the age-occupancy rules, association obligations and property condition together before deciding.
The Valencia Isles HOA describes a 55+ community of 793 single-family homes in Boynton Beach, with two 24-hour manned gates and a recreation program centered on its clubhouse, pools, Health Club, Bistro and courts. Confirm the current occupancy rules, application, assessment and maintenance coverage for the actual home. A future budget or an old listing does not establish the charges that apply today.
A weekday could begin at the Health Club and continue with a Bistro meal. An evening might mean a card game or a scheduled show in the clubhouse social hall, subject to the current program and access rules. A weekend could mean pickleball or shuffleboard at the Sports Park before a walk along the community path. Compare those options with the quieter time you want at home. The practical tradeoff is sharing an association-supported recreation campus while keeping responsibility for the parts of the property the HOA does not maintain.
Valencia Isles: Homes and the Recreation Campus
The HOA's Welcome to Valencia Isles page identifies 793 single-family homes and describes the community as 55+. It lists two 24-hour manned gates. Those gates manage entry; confirm the current procedures for guests, contractors, deliveries and access during your tour.
The HOA identifies its clubhouse at 11200 Valencia Isles Boulevard, Boynton Beach, FL 33437. That is the clubhouse address, not a starting point for every resident's trip. Tour from the actual home and test routes to shopping, healthcare, work and the places you expect to use.
The Clubhouse and Health Club
The official clubhouse page says the renovated clubhouse reopened in October 2019. It describes a Grand Hall, card rooms, billiards, a conference room, studio and aerobics spaces, plus an expanded Bistro. It also describes a separate, updated Fitness Center at the Health Club.
The same page posts clubhouse access by resident fob from 5 a.m. to 11 p.m. That does not establish restaurant service, classes or event hours. Ask about the current program, reservations, guest rules and any separate charges for the activities you plan to use.
Pools, Path and Sports
The HOA Welcome page lists swimming pools, a hot tub, tennis, pickleball, shuffleboard and a walking path, along with clubs and a full-time Lifestyle Director arranging entertainment and activities. Review the present calendar rather than assuming a particular class or club meets every week.
The Sports Park page places it on Valencia Isles Boulevard south of the Jog Road front entrance and lists pickleball and shuffleboard, with access from dawn to dusk. It also mentions bocce courts as coming soon; ask the office about their current status before treating them as available.
The Association Budget: Match the Year to the Charge
The association website's navigation currently lists a 2027 HOA budget. For a purchase in 2026, obtain the adopted budget and assessment schedule actually effective now, plus any approved change affecting your anticipated closing or ownership period. A future-year budget is not proof of the current charge.
Ask for the amount, payment frequency, reserve contribution, any assessments or new-owner charges, and a written breakdown of included services. Confirm lawn care, irrigation, cable, internet, alarms and other services individually rather than copying a bundle from an old listing. Have the association identify any separate obligations or organizations that apply to the property.
The website provides resident document resources and an estoppel-request option. Request the relevant current records through the association or the appropriate closing professionals. A headline fee cannot establish everything owed by a particular residence.
Before an Offer: Review the Home and the Documents
Start with the actual property, then check the association and occupancy requirements alongside it.
- Age and occupancy: obtain the current declaration, amendments and written application requirements for every intended occupant. Confirm how guests, younger occupants, rentals and any claimed exceptions are treated.
- Association finances: request the effective budget, reserves, approved or pending assessments, current charges and relevant meeting records.
- Coverage and rules: identify what the HOA maintains and what the owner maintains. Review pets, leasing, parking, alterations and amenity access under the applicable written rules.
- Build and renovation records: verify the home's construction date and permits. Confirm roof age, storm protection, electrical, plumbing, air-conditioning and water-heater condition with qualified professionals.
- Inspection: arrange a full professional home inspection and any follow-up appropriate to what the inspector finds. The community name or a broad construction era does not establish a particular pipe material, electrical panel or absence of defects.
- Insurance and taxes: obtain address-specific information and current quotes, including any reports the insurer requires. Add these to association charges and maintenance when comparing the full budget.
Double-check the listing you are interested in and compare relevant recent closed sales of similar homes, adjusting for condition, layout, setting and improvements. A community-wide asking range is not a valuation for one residence.

Data date: October 27, 2026. Confirm current association rules and charges for your actual transaction; planned improvements and future budgets can change.
Age-Qualified Living: Get the Rules in Writing
The HOA describes Valencia Isles as a 55+ community. That label is a starting point for document review, not permission for every household arrangement.
Ask the association to confirm the current age-verification process and intended occupancy in writing before you rely on eligibility. Ownership, occupancy, guests and leasing can involve different requirements. Do not assume an exception applies because another owner has a different household arrangement.

Selling a Home Before You Buy?
Plan your existing home's sale alongside the Valencia Isles purchase, leaving time for the association application, document review, inspections and insurance. A new home may fit the routine you want while still requiring repairs or a different ownership budget.
