We cannot say Sunset Cove is the place you mean, and these are not Sunset Park numbers. Treat them only as a sign that a similar name exists.
Before you tour, get these in writing for the exact address: the legal subdivision name, whether an HOA exists and what it bills, and the flood zone on the survey. Whether a lot backs to a lake or canal or sits inside the block changes value, so ask.
HOA, condition and schools
HOA: some Plantation homes have one and some do not. Ask for the dues, what they cover, the budget, reserves and any approved or pending special assessment. If there is no HOA, ask the seller in writing about recorded deed restrictions and open code violations.
Condition: ask for roof age, windows, electrical and plumbing details early. Ask for the wind mitigation report too, because your insurance quote depends on it. Every purchase deserves a full professional home inspection.
Ownership costs: HOA dues, property taxes and insurance are separate line items. Double-check the listing you are interested in for the numbers on that home.
Schools: Plantation is served by Broward County Public Schools, a different district from Palm Beach County. Assignment follows the address and can change. Confirm the assigned schools for the exact address at Broward County Public Schools before you offer.
The honest trade-off
Who this works for: a buyer who confirms the subdivision name, the HOA status, the zoned schools and the lot before offering.
What to watch out for: assuming a nickname equals a plat name, skipping the HOA documents, or paying for a lake view the specific lot does not have.
