South Sewall's Point is the southern end of the Sewall's Point peninsula, between the Indian River and the St. Lucie River, closer to the Ocean Boulevard causeway and Stuart. Larger, more established estate lots than the north end, with direct-waterfront and canal homes plus some dry interior lots. Homes generally run from about $700K into the multimillions, with direct-waterfront estates at the top. Best fit for a boating lifestyle buyer.

What South Sewall's Point actually is
The southern half of the peninsula, nearer the Ocean Boulevard causeway that connects to Stuart and Hutchinson Island. It tends toward larger, more established estate lots than the north end, with a mix of direct-waterfront, canal, and dry interior homes. It sits on the Coastal side of Martin County, close to downtown Stuart, the Elliott Museum, and the beaches.
The right buyer here is usually a boating lifestyle buyer who wants a larger estate lot; it also works for a family lifestyle buyer. For the north end or the town-wide picture, I cover the north end and the whole town separately.
Pre-offer checklist for South Sewall's Point
- Dock depth and bridge clearance: Waterfront access is not the same as ocean access. On a waterfront or canal lot, verify navigable dock depth at low tide and fixed-bridge clearance to the St. Lucie Inlet before any offer — the two numbers that decide what boat actually fits.
- Elevation certificate: On a peninsula, request the elevation certificate before any offer, not after inspection. Annual flood insurance can be material to what the home actually costs to own.
- Seawall and shoreline: On direct-waterfront lots, have the seawall condition and any erosion history checked — repair is a large, owner-side cost.
The honest trade-off
Who thrives in South Sewall's Point: the buyer who wants a larger estate lot on the quieter peninsula and has done the homework on the specific property — waterfront and interior here are very different buys.
Who regrets it: the buyer who falls for the listing photos and skips the verification — schools, HOA documents, and (where it applies) dock depth, seawall, or flood elevation.
