What the condos at Sailfish Point actually are
Sailfish Point is a 532-acre private, gated oceanfront club community of roughly 520 residences at the southern tip of Hutchinson Island in Stuart, where the Atlantic meets the St. Lucie Inlet. The community includes a Jack Nicklaus golf course, a full-service deep-water marina, miles of private beach, a spa, and tennis. The condos themselves are in low-rise buildings — ocean or inlet views, elevators, covered parking.
The right buyer here is usually a second-home or seasonal buyer who wants a lock-and-leave coastal residence inside a full-amenity club community. Because it's a condo in a club community, two things drive the real cost and risk: the building's financial and structural health, and the club's membership structure. That's where I focus before you offer — the view sells itself.
Pre-offer checklist for a Sailfish Point condo
- SB 4-D milestone inspection status: Florida's condo-safety law requires milestone structural inspections on older coastal buildings. Confirm where the specific building stands — inspection completed, any findings, and what's been addressed — before any offer.
- Reserves and the SIRS (structural reserve study): Confirm the reserve study, whether reserves are funded, and what the study calls for. Underfunded reserves on a coastal building are how a "great deal" turns into a special assessment.
- Pending or recent special assessments: Ask directly for any pending, approved, or recently levied special assessments on the building — coastal condos carry real exposure here, and it's part of the true cost.
- Club membership and marina/slip structure: Sailfish Point is a club community. Confirm the membership and dues structure that attaches to the residence, and — if boating is the draw — how marina slips work (deeded vs. rental, availability, and cost). Confirm the structure in writing; I don't quote figures from memory.
- Leasing rules, flood and windstorm insurance: Confirm the leasing/rental rules if you plan to rent, and get the flood and windstorm insurance picture for the specific unit — on the coast this is a major part of the monthly number.
The honest trade-off
Who thrives at Sailfish Point: the second-home or seasonal buyer who wants oceanfront lock-and-leave with golf, marina, and beach — and who confirmed the milestone inspection, reserves, assessments, and membership structure before offering.
Who regrets it: the buyer who bought the view and skipped the building's financials — then got hit with a special assessment, or misunderstood the club membership commitment.
