Riverland is a 4,000-acre, 55+ active-adult master-planned community by GL Homes in western Port Saint Lucie, built around the Valencia brand — Valencia Cay, Valencia Grove, Valencia Walk, Valencia Parc, and Valencia Vista. The residential side is designed around active-adult living rather than a mixed-age suburban pattern. The draw is the scale of the lifestyle: a 16-acre Sports & Racquet Club, a wellness and fitness center, an arts and culture center, a large clubhouse, resort-style pools, pickleball, tennis and bocce, walking and golf-cart paths, and Riverland Town Center — a self-contained, amenity-driven environment where recreation, clubs, and day-to-day convenience happen close to home.
The right buyer is an active adult who wants a low-maintenance, new-construction home and a built-in lifestyle — and a floor plan that still works as needs change over time. Because it's age-restricted and amenity-driven, the due diligence is specific: the amenities and the gate are priced into every home, so the value comes down to the HOA and what it covers, which Valencia village and collection fits, the builder and warranty on a new build, the CDD situation, and confirming the 55+ rules fit your household. Pre-offer checklist for Riverland
- The HOA — and exactly what it covers: Riverland runs on an HOA that typically covers lawn care, gated security, and the amenities. Get the current financials in writing, confirm exactly what's included, the reserves, and any assessment, so you know the true monthly cost. I obtain these documents; I don't quote figures from memory.
- Which Valencia village and collection: Riverland is built from several Valencia neighborhoods, and some are further along than others — Valencia Cay and Valencia Grove are largely sold out, while Valencia Walk, Valencia Parc, and Valencia Vista are the active new-construction side. Each offers multiple floor-plan collections. Confirm which village and collection a home is in, what its dues cover, and how the location within the master plan fits how you'll actually live.
- New construction — builder and warranty: These are new GL Homes builds, so confirm the builder warranty, what's included versus an upgrade, the construction timeline if you're buying to-be-built, and an insurance quote for the specific address. Newer doesn't mean skip the walk-through or inspection.
- The CDD situation: This is a real distinction here. Several Valencia villages at Riverland carry no CDD fee, which keeps the annual tax bill lower than many competing master-planned communities that do have one. Confirm the CDD status for the specific home, since it directly affects your carrying cost.
- The 55+ occupancy rules: This is an age-qualified community. Verify the exact rule — typically at least one resident 55 or older, with limits on younger occupants — so it fits your household and anyone who may live with you. Get it in writing before any offer.
The honest trade-off
Who thrives in Riverland: the active adult who wanted a low-maintenance, amenity-rich new home with a built-in community — and confirmed the HOA, the right Valencia village and collection, the builder warranty, the CDD status, and the 55+ rules before writing.
Who regrets it: the buyer who looked only at the base price and got surprised by the dues, an upgrade bill on a to-be-built home, or an occupancy rule that didn't fit their household — or who bought a village or collection that didn't suit how they actually wanted to live. All knowable before you offer.
