If you want one story, a small yard and the Park Vista school zone without a single family price, Misty Cay is the villa to compare. If it's not the right fit, I'll tell you. If waiting is the better move, I'll tell you that too.
What I like: one-story living, a smaller yard, and Lake Charleston amenities without buying a larger home.
What you give up: size (1,228 to 1,386 square feet) and a simple monthly bill, since it's two associations.
What I'd check: these are villas built between 1995 and 1998, so the roof, the air conditioner and the insurance are yours to check. First the age of the roof, then the air conditioner and other major systems, then a new insurance quote for the exact address; the current owner's premium is only a rough hint. After the inspection, get the four point inspection and wind mitigation report. I can connect you with insurance agents who quote it.
Who it fits: downsizers, first time buyers and anyone who wants less yard to take care of. Not for someone moving up who needs a bigger house, or someone looking for a 55 plus community. Misty Cay is not one.

What's it like to live in Misty Cay?.
Misty Cay sits just off Hypoluxo Road, east of the Florida Turnpike and west of Jog Road. Picture a Saturday morning at West Boynton Park, about 1.9 miles from Burgess Drive. Youth baseball, soccer and flag football all play out of this one county park, with lighted fields and an indoor gym next door. Weeknight practice and Saturday games are close, not a project (Palm Beach County Parks, checked October 8, 2026).
Then you go home, and home doesn't eat your afternoon. Inside Lake Charleston you have more than 220 acres of lakes, seven stocked for fishing, two pools, a clubhouse on the lake, tennis, basketball and volleyball courts, three playgrounds, and Lake Charleston Park with its own lighted fields (lcmahoa.com, October 2026). Ask who can use the park.
If you golf, The Links at Boynton Beach is about 2.3 miles away and Park Ridge Golf Course about 2.2 miles, both public. Oceanfront Park in Ocean Ridge is about 11 miles.

One villa closed at 70% of list; without it the 12 month median is $417,000. One listing was cancelled after 108 days at $425,000, and no other homes failed to sell.

Christa McAuliffe Middle lists Pre Engineering, Pre Information Technology and Pre Medical Sciences, an early look at those fields. Its technology academy has sixth graders exploring game design, robotics and web design, and eighth graders working on business technology, encryption and 3D printing, with high school credit and certification options. Park Vista Community High offers Medical Science, Automotive Service Technology, Digital Media, Entrepreneurship and Information Technology. Being zoned for Park Vista does not automatically enroll a student in an academy: the Choice programs and Medical Science require an application. Private schools charge tuition and set their own admissions, so ask each school. Nearby: Trinity Christian Academy (PK to 12), Suncoast Christian Academy, Greenacres Christian Academy (K to 12), Atlantic Christian Academy (PK to 12), Sacred Heart School (PK to 8, Catholic), Berean Christian School (PK to 12), The King's Academy (PK to 12) and Kentwood Preparatory School (serves students with learning differences).

Villa, not condo: what the HOA fee is for.
In a condo, you own the inside of the unit, and the association usually handles the building and carries the master insurance. In a villa under a homeowners association, you generally own the home itself, so the roof, the air conditioner and your own insurance can land on you, depending on the association's documents. Florida regulates the two under different laws, Chapter 718 for condominiums and Chapter 720 for homeowners' associations. Confirm the property type for the address you are considering; that difference can mean a lot of money.
HOA dues ran $250 to $262 a month on 6 of the 8 closed sales (MLS, checked October 9, 2026). It's two bills: the Misty Cay association, managed by Carolina Management Services, and the Lake Charleston master association. One Burgess Drive sale showed $291 a month and one Edisto Drive sale $156, so confirm the fee for the exact address. What the fees cover, confirm with the association and the management company before you buy, and get it in writing.
