Quick Answer
Kings Point is a 55+ condominium community in unincorporated western Delray Beach, ZIPs 33446 and 33484, with its main clubhouse at 7000 W. Atlantic Avenue. About 7,200 condos were built from 1973 to 1985 and sit in dozens of separate condominium associations. Many associations bar renting for the first one to two years of ownership, so if you plan to rent, read your building's documents first. Updated October 26, 2026.
Now let me shoot you straight. Kings Point is a great value for a lot of buyers, but it isn't one community with one set of rules. Each building's association writes its own rental, pet and approval rules and keeps its own reserves. Buy the building, not just the unit.
What Kings Point is
Kings Point sits west of Florida's Turnpike along W. Atlantic Avenue in unincorporated Palm Beach County with a Delray Beach address. It's a 55+ community under federal housing-for-older-persons rules, and it was built out between 1973 and 1985. Homes are condominiums, mostly in one- and two-story buildings, typically one or two bedrooms. The community is split into sections such as Flanders, Monaco, Normandy, Piedmont, Saxony and Seville, each with its own condominium associations.
The rules that decide whether it works
Before you make an offer, get the condominium documents for the exact building and read these four things:
- Rental rules. Many associations don't allow renting in the first year of ownership, and some hold it to two years. After that, leases are often annual only and need association approval.
- Age rules. Kings Point operates as a 55+ community. Ask how the association applies the age rules to owners, occupants and tenants.
- Approval. Most associations approve buyers and tenants before closing or move-in. Ask how long it takes.
- Pets, vehicles and guests. These vary by building. Get them in writing.
HOA fees, reserves and the age of the buildings
Monthly fees vary by association. One Kings Point listing this spring showed $644 a month; ask what your fee covers, which often includes exterior maintenance, landscaping, amenities and some utilities. The bigger question is the building itself. These buildings are 40 to 50 years old, so ask for the last three years of financials, the reserve study, any special assessments, and the status of roofs, plumbing and windows. Florida's post-Surfside condo laws added inspection and reserve requirements for many buildings, and those costs show up in fees and assessments.
Club life at Kings Point
Kings Point is built around its clubs. The main clubhouse at 7000 W. Atlantic Avenue has a theater with more than 1,200 seats, and the Monaco and Flanders clubhouses serve their sections. There's an executive golf course and a par-3 course, pools, tennis and pickleball, fitness rooms, card rooms, arts and crafts studios, a library and a long list of resident clubs. A community bus system runs residents around Kings Point and to nearby shopping and medical stops. Selling a Kings Point condo?
Kings Point sellers compete with hundreds of similar units, so condition, building health and the association's rules set your price as much as square footage. Buyers ask about reserves, assessments and rental holds before they ask about the kitchen. Have those answers ready and you'll sell faster. We'll price your unit against recent sales in the same section and building type.

The honest drawback
These are 1970s and 1980s buildings. Some units have been fully updated and some haven't, and a low price can come with an older roof, original plumbing or a special assessment on the way. If you're buying to rent, the one- to two-year rental hold means you carry the unit yourself first. Budget for both.
